Default sumner lake manassas

Hi,

I am looking to purchase a home and i saw nice houses in sumner lake area in manassas,va. i like the fact that it is next to downtown, VRE etc but i do not know how this area is as compared to gainsville, bristow and other parts of manassas. areas surrounding sumner lake consists of mostly old houses.
Can someone share with me demographics ( crime,schools,water,hospitals etc. ) of sumner lake ?

It is a very well laid out community. It is surrounded by areas that suck. All of Liberia is nasty, but it is a little better towards SL. The Georgian Hamlet THs are nasty (on Plantation) and they are backed up to the Brentwood Apts., which are ultra nasty. I've also heard about construction defects in SL, including workers defecating between walls. Should you move to SL? At what price? Some are in there clo9se to 600K. I would say 275K, and it would be one of the nicer areas of Manassas (20110).
I'll save you a trip to Greatschools.net and grade them for you: Haydon Elementary D, Mayfield Middle School (grades 5+6) D-, Metz Junior High F, Osbourn D-. You may want to look in the "Round ES" area of Wellington.

It's about 2 miles to the VRE. At least one registered sex offender lives in SL, as well as the MCPS Superintendent.

i heard that there is a problem with water in manassas area. is that true ?
I am more worried about vandalism, larceny etc.
are there lots of car thefts, house breakins etc. ?

I can't answer your most recent questions, but Sumner Lake is lovely. They get an A+ for execution - great carriage home designs, distinct identity from the neighboring communities (some are really bad; some are OK; some in the middle). I walked the property before they had done any construction and I am always amazed at how well they planned the community. I moved out of state a year ago and we were on a well (in Manassas, but not Sumner Lake) and never had any crime whatsoever, but we were down a hidden road. Gainesville and Bristow are more homogenous and thus, possibly less crime vulnerability but Sumner Lake is distinctly elegant and deserves a look.

City of Manassas water is ok, probably better than Sterling's. There is too much gang activity on Liberia, and the other areas I mentioned above. I don't think I would pay a premium to live on the storm sewer run-off, er I mean the Lake. The architecture is very good. Unfortunately, some people converted the box style home into two apartments. The townhomes at nearby Point of Woods are selling for 89K, they are assessed at 280K, which spells definate fiscal trouble.

The water that comes from the tower on Hornbaker is disgusting. The mold in that neighborhood is truly repulsive!
