Hi there,

We are planning to move to the NoVA area and were looking at homes near Gainesville and Haymarket.
We noticed what seems to be a nice neighborhood without high HOA fees : Heritage Farm, kind of north of Piedmont (zipcode 20155).
Could anyone give some information about this area ?
Is the wooded area going to be build or is it going to stay this way ? Any big development project ?

Also, this area seems to be assigned to a brand new elementary school : Gravely EM. Any feedback on this school ?

Hi,
My husband will be working in Fairfax (near Innova Hospital). We are not familiar with the area but are gathering some information via internet before going there and taking a look around. We have heard a lot about (bad) commute, but prefer a newer house and bigger lot.

Yea my wife used to work near that Hospital on Gallows Road. It's not a far drive, but it will take you an average of 1 hour each way. On Thursdays it may go up into the 1.5 hour range. Just a heads up from Gainesville.

Does someone know the name of the townships where gainesville (20155) and haymarket (20169) are part of ?

Townships? They're both part of Prince William county; however the Town of Haymarket is incorporated (like a small city). Some areas have a haymarket or gainesville mailing address, but are not in the town.

In fact, in our area, we have townships where we can ask wether we are allowed to build, what the restrictions are, what the projects of the community are, questions about local schools...

So I was wondering where in the Haymarket/Gainesville area we could address our questions regarding local construction projects. For instance, if we buy a house with a wooded area around, how can we know if there is later going to be construction near our backyard or if the site is protected...?

It depends where it's located. Most possible in Prince William County.

Hi,

I have lived in Heritage Farms (this is the legal name, but it is also known as Oak Valley) for 5 years, having bought new. The homes sit on at least one-half to just over one-acre lots; this is somewhat hard to find around here for newer communities. There were originally 4 builders in this community. We chose here after looking for a very long time because of the mostly brick homes, lot sizes, trees, buffer areas and low HOA dues.

This community was planned before the Prince Wm county's Rural Crescent was created. This plan was to save more open space in the western end of the county and mandated future homes to be built on a minimum 10 acre lot.

We really like it here as the neighbors are friendly, but also we have our space. The HOA dues are lower than many, because there is no community pool - but many homeowners have backyard inground pools.

We feel like we are in a good area of Gainesville with many choices to get to the main commuter routes, without being in the path of Nissan Pavilion - a summer concert venue which majorly ties up traffic.

As for schools, when they were younger, my children did not go to the public schools here, although we've heard many good things. I have one now at Battlefield HS and she really likes it. It has an Information Technology program where the students can be Cisco-certified, among other specialities.

Hope this helps as you look at this area.

like SDE1041, we also have chosen this area. We want to be 40 mn away to ashburn, va and 40mn away from DC... (work places) we have 5 children (3,5,7,9 and 17) looking for neighborhood with community pool, kids friendly neighbors, community, sport, church, and low HOA fees... privacy, wood that will stay wood (no futur develppment) ...we know about the good schools of this area... is it too much asking ? marie
