Hi everyone,

My wife and I are moving to the Northern Virginia area in a few months. We are planning to move to Kirkpatrick Farms in Aldie, and have already met with the developer there (NV Homes). Does anyone have any opinions, advice or insight relating to this community?

If anyone lives here, please share your impressions and also if there is anything in particular I should know about NV Homes as I work with them.

My advice would be ask a lot of questions when you speak with the builder. NV isn't a custom home builder so they won't be able to offer you non-standard options. There will be a lot of options to select from but make sure you know which is standard in your contact and what's going to be an added option. I would carefully read through the items list. Most if not all your communication before you sign the contact will be with the sales agent. Some are knowledgeable while others just push to make the sale. If you want real answers to questions about layout or materials, ask to speak to the construction/site manager. Have your sales agent walk you through a home in construction at different stages and ask what items are standard vs optional. The market has changed and besides price reduction, they have reduced standard options. What you might see in a 2 yr old model home might be drastically changed. Sometimes windows are different and even the layout can change. This goes for all builders you speak to.

I looked at Kirkpatrick and while it's overall very nice, I noticed that there's only a sidewalk on one side of the NV Homes single home community which I thought was odd. It's less snow to shovel if you're on the side without a side walk but it looks incomplete. If you ask to look at the site plan, it's going to end up being a very large community and right now, there's only one exit. I know more exits are planned but it's just something to consider right now. Also, the 4 way stop at Braddock and Gum Springs Rd can be a headache at times until they finish widening the road and put a light there.
