Default Inglewood Townhome in Potomac Club

Hello,

I have purchased a Inglewood townhome in Potomac Club. My lot (PB-114) has not been built on yet. If you are in this lot and happen to know why construction has not started, please respond to this. We have been waiting a very long time for construction to start and nothing. Settlement was to happen in March but I don't see that happening. My family is very concerned and frustrated as we just dont see Ryan Homes making that March Settlement. Please let me know if you are in the same situation as myself or if you have gone through an extended wait before construction started.

I am not in that neighborhood but, with new construction, this is not unusual. When I was waiting for my home to be built, I signed a contract in March and was told I would settle in August. Well, I didn't move in until November. They started MONTHS later than they said they would.

There are a million reasons why they don't start on time and during this time of year, it is most notably due to weather conditions. Have they even dug a foundation? I know they don't like to do this when it is below a certain temperature.

It could also be the slow sales pace. They usually won't start a row of townhouses unless a certain percentage is sold...when I worked at Pulte in Potomac Club it was 75%.

Why aren't you asking Ryan Homes what's up? They should be able to tell you why they haven't started yet.

Beingme01 - please send me a personal message. I also bought a unit in 114 and have been waiting forever. Since May 2008 -- we were the first ones to buy in on 114. Contra lindsayd, my Ryan customer rep was not able to give me any straight answers about the whys of the delay. The good news is that I recently found someone who could give me a good picture of the process and also that construction on 114 started on 2/5. The first footings have been poured and construction is under way. I visited the site on 2/7 to confirm.

Construction of the first retail row at Potomac Town Center across the street is also progressing nicely. Looks like they might be ready for occupancy by summer, assuming there are any retail merchants still in business by then.
