I recently accepted a job in Chantilly which I start April 1st. I'm currently looking at rental properties (townhouses mostly) in the $1500-$1700 range. I'm working with a realtor, but am learning alot by looking at listings on craigslist. One thing I noticed: rent is always relatively lower (by $200-$300) in Manassas than areas further north.

I'm no sucker, I realize that there must be a reason for this, and my guess is that traffic conditions make a Manassas-Chantilly commute on Route 28 very inconvenient. Can anyone comment on this? I'm moving from Starkville, MS, so I don't really know what traffic is, but I have a feeling I'm in for a surprise.

28 is slow. Depending on where you are in Manassas you might do better going 234 to 66 to 28.

Then again, that is not a long commute (distance-wise) for NoVA--as you can see from this board, a lot of people live even further out than Manassas and commute to DC.

As for why Manassas is cheaper, being further out and a less accessible commute (not right on 66) are factors, there are also some demographic, socio-economic factors at work, at least as compared to Fairfax County. (Search "Manassas" on this forum for some discussion on Manassas stereotypes).

29 via Centreville is also an option, if you live in that part of manassas.

Suggest you stay away from the Manassas Park section of Manassas. Also, during weekends Manassas traffic can be bad.

I work in chantilly, and would definitely not want to live in manassas. Co-workers coming from that area always complain about traffic. Herndon (by the clock tower shopping center) has reasonable rents on townhouses & apts. Also very close to chantilly--ask your realtor about that area. Hope that helps!

You might want to look for rentals in the Centreville area. There are many townhouses and it's not a bad commute to Chantilly - much better than from Manassas. I live off Rt 28 in the Manor Gate subdivision in Centreville and it is a nice community. The Sully area of Centreville is even closer to Chantilly.

I agree with novahousehunter's comments on the commute issue and the reasons why Manassass is a less desirable place to live. You may want to check out the Fairfax area, especially parts of Fairfax that are right off Hwy 66. There are some decent looking apartments located near the Whole Food in Fairfax that you may want to check out.
