Interested in a new development Ewells Mlls Estates on Spriggs rd in Woodbridge. The builder NVP INC claims they are a private (which scares me) developer/builder with numerous developments around town...Has anyone dealt with them? Know anything about them? Would greatly appreciate any info. Also whom do I contact in PWC Gov to check them out...Thanks...

  • Hasting Overlook Manassas
  • Silver leaf Bristow
  • Hailee grove Manassas
  • Turning Leaf Bristow

I've seen their neighborhoods around. What do they mean by "private"? Aren't all builders "private" versus what? That doesn't make any sense. Do you mean they are a very small company versus one of the big, corporate builders like Richmond American, etc?

I think your best bet would be to go into the neighborhood and talk to the folks that have bought their homes. I did that when I bought my home. I wanted to get a feel for what the problems were and how well the builder resolved them.

Christine,

They are not publicly traded company like Ryan or Lennar homes so they don't have to disclose their finances to stockholders. In other words I can go online and see the stock price of Lennar and if they are bleeding red ink...with a private company that info is not available...I plan on checking out some of their other developments as well..Thank you...

If a company is bleeding red ink, they are going to be cutting corners to try to get into the black but still charging you full price for it... most people aren't knowledgeable enough to spot the poor workmanship.... especially if its their first home...

Let me tell you guys something about NVP homes! I am a current homeowner who unfortunately bought my property from NVP! They have no customer service and they do not respond to your messages or requests! They turned the condo units that didn't sell into rentals and they did that without approvals of the current homeowners! They have not turned the property over to a HOA team, so they can get away by pulling craps like this! Our property values have gone down much more than it would have in just a bad economy! To make the matter worse you can't even sell or shortsale your property because no bank will approve a mortgage for a property that is located in a rental zone!
Just give yourself a favor and never ever buy from them! Buy from big companies like Beazers or ryan that are more recognized and at the least have some customer service!

IMO, you would be foolish to buy a newly constructed home. After you move in; it will no longer be new. You should be able to find the same thing in an REO for 60 cents on the Dollar. Is it really worth an extra 140,000 to pick out your shades of beige?

I would post this on the realtor page. We were looking in the Bristow area and our realtor said he would be very leary of purchasing from NVP. What would your options be if they went bankrupt?

I bought back in the summer of 2009... and regret it - they lie and drag their feet, they have not done anything with the HOA and yet want to bill us for it.
Their subcontractors even lie.
NVP treat homeowners like they did the buyer a favor by letting them buy their home...
If you are considering buying NVP - DO NOT - walk around Ewells Mill and talk to the current homeowners

I've never had any problems with them...I've worked with them before. Barbara Ghadban is an owner and an agent, I used to work with her when I was at Weichert. My dealings with her have always been pleasant and she knows the business...she's been around forever. I think their homes are a little pricey but if you REALLY get a chance to take a look at them, they're well built.

.60 on the dollar?? Where's that? Detroit??? When you're talking onesy twosy, banks will not sell in this area for .60 on the dollar unless the house is on the brink of collapse. If you're buying bulk REO, THEN you can get .60 on the dollar.
