Default Dominion Valley Estates n'hood to Warrenton/Fauquier Hospital commute

HI-
We are looking to move to Warrenton this June. My husband and I will both be working at Fauquier Hospital. We have a 2.5 yr old and a 14 week old.
I have to be within 20 minutes of the hospital when taking call. We looked into a n'hood called Brookside but was told that it is "sold out" by the Tollbrothers people and to look in Dominion Valley estates in Haymarket. Does anyone have an idea as to what the commute would be like from there to the hospital? Backroads? We have been to Warrenton only twice now but came down 29 and noted alot of new construction particularly in the Gainesville area.

Any info on the schools in Dominion Valley estates vs Warrenton? Any advice on other neighborhoods in Warrenton that would allow for a family friendly neighborhood but at the same time, we'd like to have a little land.

As far as the town of Warrenton, is it easy to meet young professionals? My husband and I are both in our 30s and wont know anyone out there. We hope to make friends as we plan on being there for the long haul.

Thanks for any input- it is much appreciated.

Hello and welcome to the area. We moved to the Woods at Warrenton three years ago and love it here. It is a NV Homes community that has been completed, but there have been a few homes for sale lately. It is a very nice neighboorhood that is mostly young families with children. If you are looking for new homes, the Reserve at Brookside and Lake Manassas (intersection of Rt 15 and Rt 29) is a good place to look. I believe the NV Homes at Lake Manassas are on 5 acre lots.

Hi,
Brookside community is very nice with large lot homes. There are several resales here, if you aren’t necessarily looking for new construction. Sounds like Toll Brothers directed you to their nearest community at Dominion Valley Country Club, in Prince William County. There is road construction near DVCC which is much awaited for by commuters. DVCC would probably be at least a 20 minute, maybe more, commute to FH. There is 2-lane state route 55 which roughly parallels route 29, which roughly parallels Interstate 66. From DVCC you could head west on 55 or 66 through the town of The Plains and then into Marshall and then route 17 into Warrenton. Not a very direct route, but another option all the same. Bull Run Mountain sits at the county line and hampers many backroad options.

Fauquier County has not had the residential development that Prince William County went through the last five to ten years. Right on the PW/Fauquier county line, but in Fauquier is a community of homes, Victorian in style, called Vint Hill Farms. It is built on a former Army base. There is a public indoor pool next to the community and also a small community/arts theater.

Also right on the PW/Fauquier county line, but in PW is a new development called Saranac which is, if I understand correctly, is built around Lake Manassas. It is being built by Brookfield Homes in the style of upstate NY/lodge type homes. I’m pretty sure this would be within the 20 minute radius. I don’t know the price range, but I believe it is one of the more expensive areas.

Maybe 5 or 10 minutes behind Fqr Hsptl is an equestrian community of rolling hills and beautiful vistas, called Bellvue Farms. These might be resales of which there are many different styles and prices. In addition to the trails, there is a pool, and within the community, two wineries!

A nice place in Warrenton you might want to look into for socializing outside of your chosen community is the Chestnut Forks swim and tennis club. Older, but very comfortable I hear. The county has also recently opened their indoor pool and sports complex within a stones throw of Fauquier Hospital.

(If you want to consider Culpeper county which is on the other side of Fauquier, a very nice community is South Wales, with big lots and a variety of home styles, all within 20 minutes.)

Hope this helps.

Hi guys...my wife and I moved to Warrenton recently and are looking at homes too...we've seen some nice resales in Brookside on acre lots, and we have an offer on a short sale in the Woods at Warrenton on about an acre, backing up to a 21 acre wildlife reserve...I work at Inova Fairfax Hospital and my wife is at home with our 5 and 3 y/o boys...Warrenton is a great town and we'd be happy to meet up as we know no one as well! PM me...
