I am considering a move to Haymarket but my job is downtown - how bad will my commute be if I drive? I can leave my house at 9am and am hoping that will allow me to avoid most of the morning traffic - thoughts? and how long would it take on a typical evening to get home - say leaving at 6:30 or 7:00 from K St? Any insight would be greatly appreciated!

1.5 hr trip minimum via Metro (one way)... I wouldn't even try to drive at those hours.

I agree... the traffic will still be awful at those hours. I live in Haymarket and have left at 10ish and have still hit traffic on 66. You just never know. It could be great one day and awful the next. Traffic is still backed up at 6:30pm . You're looking at an awful commute. I agree with the previous posters...the drive will be horrendous and if you want a shorter commute time, you should definitely look at moving closer in.

From Haymarket to DC expect congestion up to at least 10am in the morning, and 7pm during the evening. Inside the beltway on I-66 expect traffic up to about 11:00am in the morning and as late as 8:30pm during the evening.

If you're going to drive, you're best bet is to buy a hybrid car. This will allow you to use the carpool lanes, cutting your commute by about 30% to 40%. With a hybrid driving as a single occupant on the carpool lanes - you will average around 1 hour and 15 minutes each way.

With the price of housing these days, move in as close as you can afford. This is the reason home values close in to DC hasn't dropped as much as Haymarket and Gainesville.

I agree with other posters - move in closer to DC if you can afford it. The commute on Rt 66 is awful. The only way to avoid heavy traffic is leave by 5:30 AM in the morning and leave work by 3:00 PM in the afternoon. That is exactly what my husband does every day - he works in DC at the Washington Navy Yard and we live in Centreville!

You could do worse than live in 22150; Woodbridge and Dale City to name two. My families old house we paid 35K for in 1971, still assesses for >300K. Daventry TH (barely 22152), sold 1999 for 175K; currently assessed at 360K. At one point, the sfh in 22150 would have assessed for more than the th in 22152. The sfh, built by crestwood is a better made house on a .3 acre lot. Might be about a 20% premium to be in the West Springfield HS area, compared with RE Lee.

I live in Haymarket and work in DC (L & 14th NW). I don't know how the traffic is later in the day but I leave at 6am and get to Vienna metro at 6:30. I get to work at 7:15am. My commute home is essentially the same leaving at 4pm and getting home at 5:15pm, unless there is an accident or something on 66 then it's closer to 6pm. Everyone's tolerance for the commute is different. I don't mind it. You can get a lot more bang for the buck in Haymarket versus closer in. I was renting in Rockville Maryland and the prices there are still high, but seems like Fairfax county is even higher. I moved to Haymarket and bought my first home (condo) last year.
