Default HOA In Meadows Farm is NO GOOD

Just came across your question online...hope I caught you in time. If you'd like to move into Glenkirk...great, because they don't have the same HOA as The Meadows. The HOA in The Meadows sucks (as the young kids say today). They don't maintain the community like they should and yet they have one of the highest HOA dues in the area. The next highest is Dominion Valley...but you get a whole lot more there than you get in The Meadows. THe HOA in The Meadows said there would be tennis courts and walking trails all over the community. They used these things as a selling point to potential home buyers...well...we are still waiting. The walking trails that were supposed to be all over the community is only in a certain section of the community. The tennis courts are non existent. The pool house is a joke and is so far away from The Meadows area that most parents aren't comfortable letting their kids walk there. There is so much more I could say about the HOA at The Meadows, but there just isn't enough time. I can say this, if you are still considering living in The Meadows...PLS RECONSIDER. I have lived in other communities with HOAs before and by far this HOA is the absolute worse!

I live in Morris Farm. Do you live here? What is your basis that our HOA sucks? You must be attending every HOA meeting to vent your concerns? I've only missed one while living here nearly 3 years. There has been nothing that we've brought to the attention to the HOA that has not been addressed. You can thank me and my husband for the benches and trashcans installed at the tot lot.

The HOA has NOTHING to do with things planned by the developer Brookfield. There were never plans for tennis courts and the trails were only planned for around the meadows and they are there. Have you even looked at the plans for the neighborhood?

How is the neighborhood not maintained? What's wrong with it? If you do live here and there is a problem with ANYTHING - contact the HOA... don't vent on a message board if you haven't done something about it yourself.

In reference to the HOA fee... yes it is high, but you failed to mention it includes cable and internet too.

The pool is a joke? Again, what's wrong with it? It's a nice pool overlooking a scenic area. What more do you want? If you aren't comfortable for your kids to walk to the pool, then they probably aren't old enough to be unsupervised at the pool either.

msmiimii2u, welcome to home ownership especially your first home. You know, people always complain about this, and that, the pool, the roads, and heather's right. You need to attend the HOA meeting and voice your concerns.

What does your HOA fees provide? My fees are $40/month and probably the lowest in the area, but we don't get cable, internet, phone and other services. All our money does is sit in the bank paying landscapers and repairs to the community items. In addition, that money is used if we want to install irrigation, lighting or pool upgrades. So go to the meeting and give some fresh ideas. Maybe give some fresh ideas to proof your point. How can the pool suck..There's a lot of hot moms over there in their bikinis (Heather), what more view do you need?

morris farms hoa is ridiculous - - - snow removal is a joke to say the least!!! leaking water from the sprinkler system is constant...i can't imagine what the water bill is they keep raising the fees but they now are taking away the cable/internet with no decrease in the fees....WTF? stay away from Morris Farms

Ok get your facts straight. First of all I live in Morris Farm and I have for 4 years. It is Morris Farm not Morris FarmS.

Snow removal - We got plowed before any neighborhoods near us. They start with the town homes and alleys. If snow wasn't moved to your liking it was because you were probably parked in the road blocking the snow plows.

Just a reminder that the roads are being turned over to VDOT. I can't wait to hear you complain then.

Sprinkler system - I don't know anything about a leaking sprinkler system. If you do, then contact the HOA or CMC management company, because maybe they do not know.

Fees - Come to the meetings or look online at the neighborhood's website about the fees and the financial budget. They have kept the fees under control despite the recession.

Cable/internet - Yes we are losing our cable and internet which are currently built into the HOA fees. This is a good thing so we can bring in different services such as FIOS. We will also not be paying for cable and net for those who don't pay their HOA fees. If you had asked before jumping to conclusions, you would have learned that yes the fees are going down in February and the exact dollar figure will be announced at the next HOA meeting.

HOA meeing - Voice your complaints and misconceptions to the HOA board - December 14 - 7:00 pm at Grace Life Church on Linton Hall Road.

We just moved to Morris Farm this summer, and I have to say, I'm quite happy they are doing this because I absolutely LOATHE Comcast. I did find it odd though that in the email they sent out, they only said that they would be ending the contract and didn't mention about the HOA fees also going down. While I know they don't have that exact number, it probably would've served them well to at least mention in the email that they were also going to be lowering the HOA fee and that exact amount would be released at a later time. Because the first thing I thought when I read that was also, are they gonna lower the HOA?

Also, as far as the amenities, I think it depends on where you're coming from, but I too was a little disappointed that there really isn't very much there either, but hopefully as Morris Farm grows and all the building gets finished, they will add some tennis courts, basketball courts, rec center...something else other than the 2 parks. The pool is nothing special either, not very big. And like someone else said, the "clubhouse" isn't much more than a glorified mens and womens bathroom. But Glenkirk didn't appear to have much of anything going on in their development either (plus they're gonna put that shopping center there which I wouldn't want 5 feet away from my house). And my son played baseball with someone who lived in Bridlewood (I think), and she said that Morris Farm did a good job as far as the trails and trees and the 2 parks because they've been here for awhile and she always brings her kids down there to play and go on walks.

I mean, you see what you're getting when you move in there. I would never base moving somewhere on the promises of the person trying to sell you a house. We were content with what we saw when we bought our house, so as far as we're concerned, it can only get better and getting rid of that dreadful contract with Comcast is a good first step.

I agree - good riddance to Comcast. Yes, the HOA is very poor in how they communicate with homeowners. All they had to do is say the dues are going down when they sent out that message about Comcast contract ending on February 1.

Although, after all this time I do not understand why they STILL cannot tell us how much we are paying for Comcast bundled into the HOA fees. That is a little strange - it would seem like simple math. They have to know how much they are paying each year, and then it is just dividing that by the number of homes.

I am very happy with the parks and trails in the neighborhood. I cannot comment on the pool as I don't use it, but would be nice to see a larger size clubhouse that had room for meetings and such. However, I don't see that happening given that the "clubhouse" is already built. Of course, on their website Brookfield listed tennis courts, and my wife who likes to play tennis kept asking me "where's the tennis courts". However, altogether I'm pretty happy with the amenities the neighborhood has to offer, so I really have no complaints.

My biggest issue was Comcast, and gladly that bulk contract is going away. It was ridiculous that we were paying for people who were delinquent in dues, as Comcast would not turn off their cable TV or internet service. Also, I am not a fan of Comcast, in fact I've heard various service issues with them since moving in. The last month and a half I had terrible TV picture and sound, until they finally sent someone out who knew what they were doing. Most major networks (except NBC for some reason) were completely unwatchable as filled with green pixelation and sound so distorted it was impossible to understand what anyone was saying.

I'm in the process of switching over to DirecTV - they'll be coming 2 weeks from now to set me back up. I had DirecTV before I moved here so am basically reactivating an old account and they are "moving" as it were. But new members would also get free installation. I was very happy with DirecTV in my old house - had switched to that from Comcast and had DirecTV the last 8 years I was in my old house. My unhappiness with Comcast back around 2000 was the reason I dropped them in favor of DirecTV in the first place.

We just moved into Meadows at Morris Farm at the end of November. We are just hearing about the separation from Comcast. I must say we've had Comcast for a little over a week now and the overall process has been a nightmare. Any idea if at the Dec. 14th meeting the board announced the dollar amount for reduction in HOA fee? I came across the community website but there were no updates there. It's been really tough reaching anyone around the holidays, so I figured I'd do some digging....which is how I ended up here. Any info is appreciated.

It appears to be roughly around $80 a month, give or take a few dollars. I can't seem to find the exact figure but that should give you a pretty good idea.
