Man, I love seeing so many For Sale signs suddenly saying "Contract Pending." Is it just me or did all those signs change all at one? It's like the trees bloomed, and then so did the signs. Whatever, I'm just happy to see homes selling. Woo hoo!

Hope it starts happening in my neighborhood - there are actually two houses side-by-side that have Sale/Foreclosure signs on them (one I know was a flip, the other I thought was a large family/families).

The market really seems to be getting better, though a lot of the sales are foreclosures and short-sales. I think like 5 houses have sold recently in my community, which is great since there's only about 150 homes in it.

It really seems to be going from the bottom up though. Investors and first-time home buyers are buying up the cheaper homes, which 'should' free up some people to buy some of the more expencive homes... but that will take time. For now though, if you're selling anything under $250k in the Fredericksburg area, things are looking up for you.

The house next to ours - a foreclosure - sold last month, and the new family moved in this month. And I've seen several homes - one that had all the windows boarded up, and another that has been a dump for the last several years - suddenly get spruced up and lived in. It's been great to see.

We *may* have bottomed out. Got my fingers crossed!

I heard on the radio that home sales in Fairfax County are up 43% over the same time last year. When I've seen the home sales listed in the Thursday Washington Post a substantial number have been banks selling the homes so a lot of them are foreclosures. But still it's a good sign.

The national housing market is slowly yet surely improving, and I think the 2009 $8,000 tax credit for first-time home-buyers is helping to fuel this. My grandmother passed away around Christmas 2008, and we are now in the process of selling her homestead. The county assessed it at around $84,800. We listed it at $88,000. We had four couples look at it over the first two days with three offers coming in by the third day with six more people interested in touring it! Scranton has always had a rather resilient and strong real estate market, but this even surprised our realtor!
