Default Rentals - Franconia-Springfield METRO Area

I am a federal civil servant transferring to D.C. My goal is to find a rental property within walking distance of the Franconia-Springfield METRO stop and be reasonably close to services at Ft. Belvoir. Any recommendations on the complexes in the area? Is the bus system in this area reliable enough to allow timely commute to the METRO station if the distance is longer than a couple of blocks? Any information/suggestions is/are appreciated.

There is one apt complex within walking distance to the Franconia Metro, Archstone I believe. It is across from the Springfield Mall...which has seen better days. And is SUPPOSED to be seeing them again. It is within driving distance to Belvoir. The communitys of Kingstowne and also Manchester Lakes just about a mile or 2 East of the Station (not really within walking distance..but that depends on the person) have mulitple apt complexes and townhouses. These are just north of Belvoir. Not knowing if you want an apt or house makes it tough. There are also some TH complexes along the wet side of Beulah Road that have paths to the woods that take you to the metro, but those are older than most others in the neighborhoods. A TH in Kingstowne runs about $2000 - $2700. Depending on size, garage etc. They are slightly cheaper in Manchester Lakes, and Island Creek. There is a bus service that runs along the major roads that goes to the metro. The most you would walk would be a couple blocks, depending on where on the side street you lived and if there was a stop at the end of your street. There is a Kingstowne Bus, but I'm not sure where it goes...

slduvall is correct the apt complex is Archstone. My son is living there now but getting ready to move out in May. He takes the metro to work every day and walks to the station. The complex has a fitness center, is gated and very well maintained. His rent this past year was about $1800 per month for a two bedroom, 2 bath unit which he shared. Garages are available for about $50 extra I think.

Archstone is def convenient for metro as you can walk. I have a friend who works at Belvoir and he has been at Archstone for 2 yrs and loves how convenient it is to everything (metro, 95/395/495/FFX Pwy). He pays ~1800+ or so for 1br/1ba and has a garage.

The areas mentioned in Kingstowne are a short drive (5 min) to metro. We have rental properties in Manchester Lakes and the tenants have been there for years due to proximity to metro and belvoir. fwiw, we rent our 2br/2ba condos with loft and garage for 1750+.

There is also a path from metro that leads to some THs off of Franconia. Not sure what your budget is, but id think they would rent for 2k+

There are a number of options in that general area but Archstone is the only one within walking distance that I am aware of. A few folks bike to the metro from my area (also zip 22315) plus there is a commuter bus option.

There is one other apartment community, which is located off of Loisdale, and has a path leading to the station. The path starts just south of the Parkway and paralells it until reaching the apartment community. I forget the name of those apartments though. The walk is about the same as from Archstone, which is on the other side of the Parkway. I almost moved there 3 years ago, but decided to live elsewhere.
