Default buying a house in NoVA - need a good realtor

We'll be moving to NoVA after being away for about 6yrs.

We've got 3 kids and ideally would like a 4 bedroom home under $420K. We're strongly leaning towards Leesburg & Loudon Co. but it seems that Leesburg has it's own "personal property tax" and the though of spending $9 a day on tolls to get to Reston (where I'll be working) is making me weary.

It sounds like $420k for a 4 bedroom SFH means we have to move pretty far out there.

Does anyone have any recommendations? It seems like Fairfax Co. has some homes that would meet my requirements but the school rankings for these homes is pretty awful.

My wife and I just bought a home in Leesburg a couple of months ago and have to say we love it here. I work in Herndon and my commute is between 20-35 mins along route 7. The Dulles Toll Road is an option too but like you said it can get expensive if you use it everyday. I only use it when I am running late or need to be somewhere fast, otherwise 7 is great and has moderate traffic. We moved here from Southern California so I find the traffic here a breeze comparatively. Our realtor was amazing, I would be happy to refer her if you would like. She was very knowledgeable about the Metro area and made sure to give us all the tools to make the right decision. Leesburg is full of historic charm, very convenient shopping (chains and locals), within minutes of beautiful country wineries, and 45 mins from DC.

There are some homes in the Cascades/Countyside section of 20165 that meet your criteria. The schools are very good, it is an attractive area and a short drive to Reston. Go to homesdatabase.com for your search.

We just bought in the 22152 zip code for that range and it is a pretty good house.
