I am relocating to NOVA from Wisconsin and the real estate prices are quite high is most areas surrounding Mclean, much more than I can afford. My price range tops out at about $230,000, so it has been very hard to find anything close to work. I would prefer and single family home, but if I could find a nice townhome that wasn't ten feet away from the beltway, I would be happy. I have been looking at Annandale and Sterling because they have places that I can actually afford, but leaning twords Sterling because it has single families in my price range. I don't have any children, and would probably live in the house for about five years before upgrading. My main concerns are crime, resale value and commute to mclean. What do you think about these two communities? Any towns that I have missed? Also, I would not mind driving about 45m to work if it meant a better house.

If you are working in the area of McLean close to Tysons Corner it will be about 45 minutes from Sterling unless you can drive in non rush hour times. Annandale appears closer on the map but it will probably be about the same in travel time. You can stay within your budget and buy a single family home in Sterling, but you will get more house for your money with a townhouse. The detached homes in that price range will probably need work.

Even in these times, $230K will likely get you a decent 1BR condo in the areas most convenient to McLean. One of your better options for SFHs in your desired range may be to look into Prince William County where prices have dropped dramatically and a disproportionate amount of foreclosures have sprouted. However, there is the commute, which will likely be more than 45 minutes unless you can negotiate a flex-time work schedule.

Those homes probably aren't in the best of condition either.
