Smile Need Alexandria Hybla Valley Help

I need information on the area in Alexandria know as Hybla Valley/Mount Vernon area. My husband and I are looking into purchasing a condo in that area. I am aware that the route 1 corridor is the least desirable area in Alexandria, but we are looking at it as more of an investment opportunity since there are a lot of new up and coming developments in that area. Do you guys have any opinion on the condo communities in that area? Ones that are livable and the ones to stay away from at all cost. Thanks for your help.

Despite the "Alexandria" postal address, Hybla Valley and Mount Vernon are part of Fairfax County. They're both located south of the City of Alexandria (and south of the Beltway) along Route 1.

Hybla Valley and Mount Vernon (especially Hybla Valley) are ethnically diverse communities. The per capita income is relatively lower compared to other parts of Fairfax County and Alexandria City. Route 1 is a congested corridor of strip malls and some high-rise residential communities. Crime exists, but I wouldn't characterize the entire area as dangerous.

I don't have an opinion on any specific condo communities. I will tell you, however, that some properties have been converted from apartment units over the past couple of years. Some properties in the area are in good shape; others aren't.
