I would not run scared because of a few group homes of college-age kids. That has been a problem for many, many years in Arlington, because of its proximity to Georgetown, GW, GMU, and the city, not to mention the Rosslyn-Ballston corridor. Rental homes are particularly appealing to that young demographic.

Arlington SFH values will always remain strong because of the county's attractive, established, walkable neighborhoods, good housing stock, excellent public schools, and convenience to the city. The vast majority of homes are owner occupied, but many residents are in the foreign service, so there are quite a few rental properties as well.

Arlington, I believe, is foremost a family oriented suburb.

You might be surprised what you might find for $550,000.00. Plus, you can still take advantgage of FHA financing that is part of the stimlus plan. Only requires 3.5% downpayment and rate are in the mid 5's. Arlington County was the only NoVA. county to hold it's value yr. over year. No better place to buy in the DC market. I have twenty yrs. experience in the Arlington market. Good luck-
