All are in the Springfield area and are safe, nice neighborhoods convenient to everything, including mass transit.

Except for that house at the corner of Braddack and Burke Lake Rd, that is painted like a candy cane. I remember when the Springfield Pizza Hut was forced to use a brown roof instead of the traditional red. Now a house can look like a candy cane?

Kings Park is O.K. - the neighborhood association is active and the lots are nice with big trees - some instances of too many people living in one home though.
Kings Park West - just down the road - is in Fairfax and is better because the neighborhood surrounds a big lake with all sorts of ammenties and the homes are better kept.

Just across Braddock Rd. from Kings Park is Canterbury Woods and Red Fox Forest. They both feed into Canterbury Woods Elem. and Woodson High which are very good schools. I would look in those neighborhoods as well as Kings Park West (Robinson High I think)as another poster suggested, before making a decision.

IMO, both are good neighborhoods with similar style homes. Both neighborhoods have community pools and lots of trees. While there are homes in both neighborhoods that could use a little sprucing up, the vast majority of homes in these neighborhoods are well tended. Kings Park is slightly older than Kings Park West, though.

Many of the homes in Kings Park West back to Royal Lake which has a nice playground, ball fields and hiking trail. Kings Park has easy access to the Lake Accotink 3-4 mile hiking/biking trail which leads to all of the amenities of Lake Accotink park.

For commuting purposes (ie: proximity to roads and transit), I would rate Kings Park rate a little higher than Kings Park West. But both are good.

Back during the housing boom, some neighborhoods had problems with overcrowded "boarding houses" cropping up. The county really cracked down on those situations and they don't seem to be an issue any more.
