Hey, if that's all that someone can afford, then good for them! Any home, even a $50k trailer, is better than no home.

While the prices for individual units are great, there is an additonal ground rent fee of about $800 per month which adds considerably to your monthly housing cost.

There are some nice manufactured homes. I knew a couple back home with a double or triple wide on some land in the country. It had 4 bedrooms and a den with a hot tub outside and one of those inflatable pools in the backyard. Usually those "trailers" are nice but often the neighbors are not as nice.

Margery, just out of curiosity, what's the resale potential on something like this? It seems to me that the value would decrease, especially since the owner doesn't also own the land.
