11 years old. Which afaict makes a difference in pricing in this region like it or not.

Plus, looking at a map, Hermosa is the part of regents park close to Lee Highway, so that would be a SLIGHTLY longer walk than from the farthest parts of metrowest.

also metrowest, IIUC, will have retail right in the development, and regents park does not, so Im not sure they are equivalent in terms of amenities.

There are actually no townhomes on Hermosa, since that's where there are office buildings. All of the townhomes in the Hunters Branch/Regents Park complex are actually closest to the metro out of everything in here (Branchside Ln, Hunters Branch Rd and Hunters Glen Way). Closest to Lee Hwy are the Carmel Vienna apartments, and the mid-rise/garden style Regents Park buildings, where I am. There are also condos located on Deer Hollow Way.

From my apartment building, its a .4 mile walk to get into the station itself. From the townhomes, its about .25 miles.

thank you for the clarification.

Some Q's Answer as many as you can, an as you care to.

Do you think that its easier to walk to metro from where you are, than it would be from the THs on Blake lane?

Do you think there is convenience advantage to where you live over Fair Oaks, apart from walkability to the metro?

Do you think the proposed amenities at Metrowest, as far as you know about them, are similar to what you have?

Do you find winter a major deterrent to walking to the metro?

For some reason I cannot find the listings anywhere. Can someone provide a link?

We currently rent in Fair Lakes - I work in DC so this might be a better option.

Try this link:
MetroWest | Fairfax VA New Homes | Pulte Homes

By the way, how long is your commute from Fair lakes to Vienna metro during rush hours? I am also thinking about Fair lakes area but it seem a bit too far..

They have already sold 8 units (5 small, 2 mid-sized, 1 large) since they started selling 11 days ago. The sales pace is pretty aggressive given the fact that no model home is built yet! Right now it is not open to the public yet, only people in the VIP list.

I see these developments going up - also the one at Merrifield and these are considered "close in".

Where are the new roads to support this growth?

My co-worker commutes from South Riding to Fairfax - 70 minutes each way.

I think one of the reason that they built this project is to encourage people to use public transportation more.

Exactly. The furthest extents of Metro West are perhaps a 20-minute walk from the Vienna Metro, while the furthest extents of the Mosaic District are not much further from the Dunn Loring Metro. No part of South Riding is within walking distance of any Metro station and I don't think any part will be even after Phase-2 of the Silver Line opens. The new Orange Line developments target those who work in DC, Rosslyn, Crystal City, or at the Pentagon. Bunches of them will be able to live at least nearly car-free daily lives. You don't need so many new roads for people who don't drive cars.
