Based on the location of your job I would definitely advise Arlington over Loudoun County. Don't get me wrong Loudoun is a very nice place and you get a lot more house for your money out there, but your commute to Pentagon City and D.C. would be an absolute nightmare if it was during regular commuting hours.

I'd recommend Arlington, Falls Church, or Del Ray area of Alexandria, depending on the vibe you're looking for. Loudoun is a long way away during rush hours.

Arlington all the way. Would recommend against Reston unless you want to "socialize" at chain restaurants.

Within Arlington, I'd recommend the 22205 zip near East Falls Church metro - lots of 1940s houses with 2-3 bedrooms

Arlington, for sure. I live in western Loudoun and I love it but the commute would be awful and there are no single people out here in the boonies. At your age and stage, I would definitely choose Arlington. You're gonna love it!

Loudoun is great. I spend a lot of time out there because my best friend relocated there when she moved back from California. But she has 2.5 kids, the suburban house, the minivan ... I'd go for Arlington, which is what we chose when we moved here from California. I too have 2.5 kids (no minivan) but I wanted a cute home with character that was close to everything, including work, museums, the Kennedy Center. There are adorable 1920s/1930s bungalows and Cape Cods throughout the county and Del Ray (Alexandria), which is really close to Pentagon City, has a super little village atmosphere.

If you're looking in Alexandria, look into Rosemont, since you want a comparatively smaller house, you might find one in your price range. I much prefer Rosemont to Del Ray, which I find to be a bit overrated, and have known several people who lived there and left as opposed to renovating/enlarging a house.

Given your commute, I would cross Loudoun off the list completely, but might add in parts of McLean (22101) because you can be in DC and Pentagon City quickly via GW Parkway/Chain Bridge Road. There's not a huge selection in that price range in closer-in McLean, but there are some 1940s/1950s houses that would fit the price range and size requirements.
