i work near old town/king street metro area and am looking for a 1br apartment for 1200 or so.

i dont really care about metro accessibility or anything, i just don't want to be in a bad area.

and do you guys find that apartmentratings.com is pretty accurate? i feel like most of the apts out there have HORRIBLE ratings.

First - ApartmentRatings - are mixed, but VERY useful.
In 2000 I almost rented at "the Alexandria"(now EOS) and found out by accident whay a complete hell-hole the place was - and when I found ApartmentRatings.com I realized that the negatives wher 100% dead on. But some people sent in rorally unbelievable cmts.
I can say for a fact the the Metropolitan at Pentogon City has mixed ratings - I was and knew others that had MANY problems - like threats and not being able to get copies of the renewed lease and then demands to leave if 3 - 5 months into a third lease year, if I didn;t agree to a 25% rent increase. Yet some people -esp those in corp rentals didn't acknowledge/have the issues.

Now as far as where to rent. . Do you want a tower with a lot of amenities, or a basement apt in Old Town, a store-front apt in Delray or Old Town, to rent a Condo?

I am in a little walk up in Delray that while small and not much in amenities is a lovely little place totally re-done in 2004-2005 and in a very convenient location. However, my car has been broken into or entered twice.

There are nice places I think mostly rental condos by the Braddock metro.
South of the Beltway - I really liked my Apartment in Huntington Gateway 2000-2001- and they had a fitness room and an indoor-outdoor pool. The only issue I had was there were some noise issues between apartments.

Now the caution, there are "projects" in the area of Route 1 just north of Old Town and I think it is west of Braddock.
I have heard good things about the area on Eisenhower (sp?) just south of Duke.
