I'm currently shopping for a townhouse in either Ashburn (brambleton) or Fairfax (mainly the Fairlakes area). My question is, in terms of house appreciation, in about 5-8 years, which do you guys think would appreciate more? The townhouses in Ashburn are about 1-3 years newer and roughly 500-800 sqft bigger than the ones in Fairfax. Trying to gauge opinions. Thanks for any and all help!

Brambleton gets my vote. The silver line will affect appreciation, plus I suspect there will be a few more corporations moving to Ashburn area in the next 5-8 years.

Fairfax. The county center is there and it's more centrally located within the region. I think job creation over the next few years will be stronger around Fairfax than around Ashburn.

I'll vote for Fairfax. The closer you are to the beltway, the better the demand. The exception, of course, is a house unusually close to public transit (other than a bus).

I'd vote Fairfax too--closer in, more jobs in that area, less an exburb.

My initial thought is Fairfax, but I can't disregard Normie :-)
If the Dulles corridor continues to thrive then Ashburn should appreciate... BUT, there is a huge risk of involved because of the economy and high gas prices. If DC remains the employment hub then Fairfax will be a better choice because its closer to DC.

I'll say this for Brambleton - they just started selling Phase III in December, and Van Metre has already sold out its first townhome building. Our market merely slowed when others were plummeting, and has rebounded strongly. If I were you I'd look at Brambleton historical data specifically, in addition to Ashburn overall. We have a very distinctive town center and community, and we have years of expansion and development ahead of us - compared with "older" Ashburn (Ashburn Village, Ashburn Farm, Belmont, and even Broadlands).
