Just curious what percentage of the rent you can expect to pay to a rental management company to handle renting out and managing your house. Is it worth it or better just to do it yourself?

Really depends. If you get a high maintenance tenant, it might be worth the 10% extra you pay to a property management company to run interference. Also, if you are not going to be local, it might make sense to go with a property manager. It really depends on what level of commitment you want to take for being a "landlord." If your house is old and you anticipate a lot of things that will need to be fixed during your tenant's occupancy, you might want to consider that a property managment company will often have good connections with local repairmen and/or a reliable handyman to address the tenant's problems. If you are super handy yourself, this may not be as important to you. Good luck.

I'm currently in the process of renting out my investment property. Since it's nearby I've planned to manage it myself. I feel I would manage the property better than a management company who really doesn't "care" about the propety. Also since I'm screening the potential tenants myself, I'll be able to tell if they'll be a problem before they sign a lease.
