We are interested in opinions regarding the area around Braddock Road Metro. Specifically, N Payne St just south of Wythe St. It seems a little rough just north of Wythe. Any concern for me or my wife walking from their to the Metro a block away? No kids, no school concerns. Thanks

It looks a little rough around there, but I'm not sure if it actually is. Generally speaking, the north side of old town has a rougher vibe to it than south old town. I can't say that I've heard of serious crime there, so please don't think that it is a high crime area or unsafe. I'm basing my opinion on looks and feel of that neighborhood vs. the rest of old town.

My company's corporate apartments are on Oronoco and Fayette (so, a block away). My coworkers who stay there really like it. Their building is gorgeous, so there's definitely some money and revitalization going on there. Easy access to the metro, walkable to 5 guys (hooray!) and a quick jaunt to the beltway or 395 for commuting purposes.

That said, there is some "roughness" in the area. I would want to have small kids running around there, but I'd move there with my husband in a heart beat if we found a place we liked in that area.

Even though you don't have kids I would still check the local school and see what the percentage of free and reduced lunch kids is. It is an area bordered by projects and older homes mixed with the newer townhouses. I wouldn't say it is a neighborhood where you will want to really "walk" around in, other than to and from the metro. Which is why people want to live there. People in this area tend to give up some important things in order to have a great commute. That said you also have great access to old town and all it has to offer.

I've lived in this general area you speak of for the past 3 years. There are some things you need to watch out for, but for the most part I feel perfectly safe here. When I walk around the neighborhood, I don't feel like I need to be on edge for a surprise attack at any moment.

You can google search the crime in the area and I believe what you'll find is mostly petty crime and domestic disputes. I parked on the streets around this block for the better part of 2 years and never had my car messed with, though it is something that does occur.

All in all, I'd say it's a fairly well integrated neighborhood with some poorer housing and more upscale housing.

During regular commuter/walker hours especially, it's safe. Of course as with any urban area, you need to be aware of surroundings, but you don't have to be on high-alert-patrol mode through there.
