Hello, well after my husband and I lost out on a short sale bid, and our current landlord does not want to renew our lease without raising our rent $250 per month, we are forced to look for temporary housing while we look for another house to buy.

Does anyone have any input on the Cascades Overlook Apartments in the Cascades area of Sterling?

We have reserved an apartment there but haven't signed a lease. We've read some questionable reviews online but wanted to ask on this forum as well.

I currently live in Cascades Overlook in Sterling and have been there for about 6 months. The apartment grounds itself are nice and quiet and the office staff is very nice but the buildings themselves I do not think are built the best as apartments go. I am on a bottom floor and hear move the people make above me make, sometimes to the point where it shakes my walls. I have lived in other apartments in Northern VA and I have never heard noise like I do there from what I assume is old, not so top of the line construction and insulation. Unfortunately the other complexes I have lived in were not in Sterling so I don't have another suggestion but I would make sure you are at least able to go into your actual apartment before you sign to listen and look around.

It seems that demand for housing has definatly been around this area for a while especially in the early 90's when a lot of these places (condos/apartments) were built in this area. I have had nothing but issues with the unit I am in the structrually, I currently rent a condo at Worldgate in Herndon and the buildings here definatly have issues. Currently a lot of construction is going on here to fix the problems that have occured many as a result of poor contruction others as a result of mother nature. I can hear my neighbors below me a lot especially since they have a screaming kid and the lady beside has banged on my wall more than once bc she thought I was making a lot of noise, but whatever. On the review websites for just about every complex that I have looked up I hear nothing but the fact that people can hear their neighbors, my point is I think a lot of these places in Fairfax county and Loudoun were thrown up quickly bc of the high demand for housing at the time. So no matter which complex you choose here condo or apartment your going to hear your neighbors.. I wouldnt worry too much anyway since your only going to be there for a short term lease.
