Would anyone be able to give pros and cons of the Madrillon Farms neighborhood for a family w/ elem.-age kids? Looking there as we love that it is walking distance from the school and the townhouses are lovely and in our budget.

Also, are there similar nearby Vienna neighborhoods you could recommend? Thanks so much.

Pros include proximity to both Tysons Corner and Town of Vienna; most of the construction in the immediate area is new and up-scale; and the factors you've mentioned (in addition to the elementary school, the middle school, Kilmer, is also very close).

Cons include lots of traffic congestion around Tysons; residential areas are close to office parks on Gallows; and there's not as much green space as there might have been had some of the developers not bulldozed everything in sight before starting to build).

There are some similar townhouse neighborhoods near the corner of Old Courthouse and Route 123 in Vienna; one is called Westwood Towns. They are also near busy Tysons/Vienna intersections, but there aren't as many office parks close by as at Madrillon. The local school is Westbriar ES, rather than Freedom Hill ES; some of the elementary school students in these townhouse complexes walk, and others ride the bus.

Thank you. I did look up Westwood Towns and I see the kids can't really walk to the school (that's something I like about Madrillon Farms) because there are woods between it and the school. I know the traffic congestion is terrible but I work at home and my husband isn't affected by traffic that much from his hours, so we're okay with the heavy-traffic locations.

Just very interested in a safe area and preferably near a school. So also, would anyone say Madrillon Farms is what you'd call "safe"? Seems so to me but I wanted to ask locals. Any other info on it or nearby similar neighborhoods anyone can give?

I hope I didn't come across as suggesting it's not a safe area. While I think it's somewhat congested, it's also quite safe and parents seem to like Freedom Hill ES a lot. A SFH in that area that was recently listed for about $900K went under contract within a week.

Oh no, I didn't view your post as saying it was unsafe! Thank you for your feedback. I have heard good things about Freedom Hill Elementary as well.
