I am in the process of buying my first home in Herndon, Fairfax and my short sale is almost in the final stages of approval. I am looking for a lender who can give me competitive interest rate with 5% down payment conventional loan. I am not looking for FHA loans....

Does anybody have any recommendation or experience to share with any Direct lender or broker?....I have a good credit history above 740 ....
Your inputs are valuable to me.

Has anybody have experience with credit union mortgage association in fairfax,,,

Virginia Housing Development Authority, has conventional loans with 3% down. They do have income limits but you can find that out on their website. They require good credit.

I always found the best deal by searching online. Google "best mortgage rates" Virginia. I think you will find better deals than from your local bank.

I've worked with the same lending agent on two separate purchases. One was my first home and the second time was my first investment property. It was a great experience both times. The first time since it was my first purchase, he walked me through the process and I never felt rushed. He also didn't try to get me to buy more home than I could comfortable afford. The 2nd time, the process took forever (nothing on his end, it was a foreclosure) and he was able to get me a lower interest rate with a marginal increase in points. Also he eattended both closings, something that most agents do not do. He was there in case in questions came up.
