The Old Town area gets hit with flooding occasionally too, I remember seeing stories about sand bags and all that for shops.

Kingstowne doesn't have a flooding problem. And I think in Old Town the flooding mainly hits businesses (but I could be wrong). There is one other area of Alexandria, other than Huntington, that got hit very hard a few years ago but I can't remember the name of it. (Just to clarify, Old Town is in Alexandria City; Huntington, Mount Vernon, and Kingstowne have Alexandria addresses but are in Fairfax County.)

I can't remember the name either.... so try googling for news articles on flooding in Alexandria. some neighborhoods got hit hard while others a few streets away were fine.

There are towns of very nice commuties in Alexandria City e.g. BeverlyHills/Warwick, Braddock Heights, Del Ray/Rosemont, Landmark/Cameron Station, Old Town/Clover, Pincrest/Overlook, Stonegate

You might be thinking of the shoreline communities just south of Old Town across Four Mile Run. Belle Haven, Belle View, and New Alexandria are all in there and the last one gets water whenever the Potomac is above flood stage.

The neighborhoods in the vicinity of the Theological Seminary are very nice. These happen to be in a close radius around the intersection of Quaker Lane and Seminary Road/Janneys Lane.

Most of Alexandria is very nice. It's when you get into "LA" (ie lower alexandria) in Fairfax County that the schools can get a little sketchy. Check out what schools the neighborhoods feed into. Although as an FCPS teacher I do believe that any FCPS school is quite good compared with many others across the country (I have taught elsewhere, and returned!), you might avoid schools that feed into the Project Excel category or modified calendar (both have these programs due to a larger number of "at risk" ie lower income students.) In honestly, I still think your kids would get a good education there, but just FYI in Alexandria those schools are: (Modified Calendar): Franconia, Parklawn, Bucknell, Cameron, Groveton, Hybla Valley, Hollin Meadows, Mount Vernon Woods, Riverside, Woodlawn, and Woodley Hills.

Sorry not all of those are modified calendar -- some are Project Excel. Project Excel schools have a longer school day and do not get the Monday early release times, as most FCPS schools do. Modified calendar schools have a shorter summer break and longer breaks throughougt the year (same amount of days per year but organized differently.)

yes, zenetanar is right. you might want to avoid the areas of alexandria that fall into three high school districts: Mount Vernon, West Potomac, and Edison. Everything else is very nice.
