How badly is this going to affect me?

The house across the street just sold for $245,000 ish, our house was appraised at $290,000 ish. Houses are statistically similar, two story, same age, etc. The difference is the other house is poorly laid out inside and mostly ugly. The last owner was basically given the house as a gift and didn’t really care how much they lost on it. They paid more for it 5 years ago than they sold it for last month.

Our house has been sold twice, once for $295k and the second time for $285k. Both deals fell through just before closing. No financing the first time and the second time the buyer got laid off.

How bad is this going to hurt us?

It's going to hurt if people looking at your house see the comp and offer accordingly.
