I think your budget is fine for Kapolei.
I don't see more inventory coming in 2013 unless something terrible happens to the economy.

I thought the problem was the economy was bad so underwater folks who don't need to foreclose or shortsell are stuck. Maybe if it gets better more people will sell?

The economy on Oahu is doing spectacular. 5.0% unemployment - record tourism - record room occupancy - record tourism spending - more military on island from Iraq having wound down.
Prices are rising so fast very few people are underwater even if they bought in 2007. Inventory is low because everyone doesn't want to leave money on the table.
Note: This is for Oahu only.

I don't think we are near the peak either - the mainland economy needs an improvement for people to purchase second homes again.
The bottom was last year - and I thought it would last a lot longer than it did - about May, I noticed inventory was getting tight - and prices started ticking up rapidly which is why I was on a mission, although patiently, to get my latest house.

Yeah true, hopefully have a year to suss things out. If I do end up in Kapolei, hoping for a rail boost! Glad Caldwell got elected...
