They are definitely a lot cheaper than in Waikiki. Waikiki is a tourist trap, really.

Comparable condo's on the leeward/west side of Oahu are generally much cheaper than downtown to Hawaii Kai to the windward side due to the brutal west side commute. It has nothing to due with being a "tourist trap" in Waikiki - it has everything to do with supply and demand like anywhere else.

Of the 119 fee simple condos sold on the Leeward Coast in the past 12 months, the median sold price was $105,000. In Pearl City 262 units were sold with a median price of $293,000. The cheapest condo in Pearl City went for $109,000 which is higher than the median on the Leeward side.

I went to the beach on the windward side Sunday. WOW I wish I lived on that side! But I think everything has it's strong points. I found many prices comparable to Connecticut from whence I came.

I just noticed that BadDad specifically asked about 500 to 600 square foot condos. That really narrows it down. On the Leeward Coast, check out Makaha Valley Towers. They have 515 square foot units that sell for $83,000 to $112,000 (fee simple).

In Pearl City there are more options:
White Pearl Apartments, 506 sq ft, $109,000 to $141,000
Pearl Ridge Gardens and Tower, 523 sq ft, $110,000 to $190,000
Centre Court, 515 sq ft, $173,000 to $189,000
Century Park Plaza, 515 sq ft, $189,000 to $225,000
Highlander, 514 sq ft, $191,000 to $217,500

Used to live in Pearl Ridge.
If you don't mind the commute it's a nice place.

And by commute I mean to everything, including the beach
