Our situation has been a nightmare since we committed to the lease. Our landlord is an older husband and wife that are forgetful and tight. Upon moving in she had promised that the house would be clean, and it wasn't. Two weeks later started to see water coming from the garage ceiling, Im a handyman and know that there was a bathroom above the area where the water was leaking. Told the landlord about it with a written notice. 2 weeks later nothing was done, so I called them and told them what are you going to do about it. She said nothing, you go check it out and let us know how much. After looking at the water problem I noticed that the shower surround upstairs was tile and that the metal tub was rusted, so I asked my father-in-law to shoot water all over the shower area. Found the leak, the tile surround and tub needed to be replace. After opening the ceiling in the garage roof, found black mold, so I know that this is a health problem. After letting them know this they denied the repairs and sent their son-in-law (their contractor, NOT!) to seal the shower surround. He used regular caulk, the type to caulk baseboards and corners before you paint, not the water proof stuff I use to caulk showers. It leaked again after 3 days. Anyway this is just one situation.
Family dispute because a bigger issue as my sister-in-law decided to get back with her ex, (the one that she claims kicked her out with her child) she knew the rules and disobeyed them by bringing him into our home when told he is not welcomed at our house. Long story short, sister-in-law and father-in law convinced the landlord to let them move out, (so the landlord broke the lease on their behave) and now the landlord pushed all the rent onto me and my wife. There are 4 names on the lease my wife and I and father-in-law and sister-in-law. Now here is the icing on the cake, I have been paying the whole rent for some time now and just a few weeks ago was told by our landlord that they are not renewing the lease because we don't want to pay the deposit back to the family member that the landlord let out of the lease. I told her that's on you, your the one let them go, for reasons that I am not aware because she won't tell us. She also threatened my wife that if she did not meet her at the bank to sign a new lease after my wife's father and sister had moved out that she was going to call the cops and kick us out.
No from what I understand with the landlord/tenant codes is that even if a renter has been terminated or willingly moved out, that they are still responsible for their portion of the rent till the lease is up. Well to my understanding is now that it's only my wife and I and the landlord has let our father and sister move out, that our lease is void and now we are month to month.
Am I wrong or right, I have practices my rights under the landlord/tenant codes as best as I can, and now I feel like our landlord has retaliated against my wife and I against things that were said by our father, my father-in-law. We fell like we are cornered and need advice on this situation. HELP PLEASE HELP ME UNDERSTAND..

It sounds like now would be a good time to find a different rental. Why stay under the circumstances you've described?

There are things that an anonymous internet forum really can't help you with, and this is one of them.

With a complex legal situation like this you really need to speak with a lawyer. A good place to begin would be to contact the Legal Aid Society:
