Burrito Brothers is still here. Just moved. And I am sorry but... anything looks better than that old Eckerd's building. Purple Porpoise? Eww. Leonardo's? Those places were awful. Try getting downtown actually and checking out the new places. They are much better.

Leonardo's was always a scenester type place, but the Porpoise was a good bar. Old, yea, but good. Same with the Salty Dog, thank god it's still there.

If you're talking about all the "homeless" people in the plaza, those are the Occupy Gaineville bunch. There are homeless people who hang around down there, but mostly now it's the OG gang.

I've only been here awhile, and I see three kinds of people other than homeless: Old hippies who don't know the 60's are gone; rich white people hiding way out west in big gated communities and students. That's it. Not much of a working class here at all. I'm not loving it.

Perhaps you should have been there in the 1970's, when Gainesville was a little bit of a rough town. It got better by the time you were there and continued to grow since. When I was living there in 2003-2005, people were predicting by 2050 it would be the next Orlando.

Gainesville is now the CVS Rx town, there's one on every other corner. Not sure what we are healing because yes, there are some sightly things walking around , reminds me of Zombie Fright Nite in the middle of the day.

it's not just gainesville, it's all over. i think a lot of folks have thought gainesville was gonna be the next big thing for a long time but nothing ever seems to work out like expected... one example, as the OP noted, is the long empty corner of 13th and university. the plans were damn grand when presented but nothing happened after the buildings were demo'd.
a few decent sized construction projects have been finished in the past few years but not enough to keep many contractors or tradesmen working steadily.
i remember when gainesville was the u.s. news #1 "best place to live" in the one of '90s years. although i didn't exactly agree then, and still don't, gainesville certainly isn't the worst place i've lived. but it isn't an easy place to live.
