Harry has the right idea. Save the money toward replacing the old MH with a newer one later that can be insured.

In addition to not being able to insure an older mobile home, no bank will write a mortgage on an older mobile home.

I have a 1971 trailer. It's in very good condition , and has has been kept up with proper repairs. Is getting the minimal insurance and high deductible I'm being offered worth it. I get so many different opinons from home owners I'm not sure what to do. My feeling leans towards getting insurance only makes me feel a little safety net is in place. Rather than there being any real benefit to me since the coverages are very poor. Any advice would help.

Don't waste money trying to insure a mobile home that old. Put the money you would normally be paying the insurance company into a safe investment instead in the event you need to replace the home.

No current experience but I think you will have a problem with the older ones as they may not meet current building codes.
I would check with a broker in the local you are looking to buy in to see if there are problems with certain manufactures or ages of homes.
I would put in a clause that if you agree to buy but can not get insurance at less than $x per year you can void the contract and get your deposit back.

I can almost guarantee that a mobile home (not manufactured home) will not be insurable by any home insurer. No clause needed, no need to waste any additional paper or anyone's time/effort doing so.

I live in an area of the country with a lot of older mobile homes and was a Realtor just 2 years ago. I have worked with several banks and insurance companies over the past several years. Take my word for it or not. Feel free to ask your insurance agent, but I am certain you will get the same answer.
