I have lived in Marion Oaks for 10 years and it has gone DOWN HILL. Do not let anyone fool you. The crime rate is through the roof and the property value is lower than the national average. In 2007 my house appraised at 129,000 today it is worth $58,000.
Burglary is at an all time high as are auto break-ins. I am in the criminal justice field and I can tell you the crime that the neighborhood does not hear about is absolutely crazy. Gangs are reorganizing in this area and there have been 2 gang related shootings since Jan. 2012. Most recently a girl was nearly beaten to death on a school bus for Marion Oaks and suffers permanent brain damage. It was her first day of school. She was white and unfortunately race did play a part in the beating although the school denies it. If you have kids think twice.

Gangs? Surely you jest. The closest thing to 'gangs' I've seen are a bunch of teens playing basketball, and they're completely harmless. You'll get douchebags, but that's everywhere. The only break-ins I've seen have mostly been committed by me, on already open abandoned buildings to collect pictures for a personal project, and I haven't found one worth any investigation for a solid month. There's vandals in some of the abandoned places, but they're not dangerous at all. By the way, I have a timid little brother and cousins, and they feel pretty safe here in comparison to my old place.
