Are community developement district fees time specific? Meaning are they paid up/off after a certain number of years?

This really depends and you should check, as it can be an undetermined amount of time. If you really have to be in a community which has CDD's the best advice i have is consider it to be indefinate and be happy when it stops.

I've noticed in searching homes in "The Villages" in FL that some homes are advertised as "CDD paid." Some others list the amount still due on the home, such as $5,000 or so. Seems like a resale with the bond already paid would be a good idea. That amount can be as much as the amenities fee. But the best deal would be no bond at all!

All of Sumter Co and Marion Co in The Villages has a CDD, the part of the CDD most people ask about is the Bond. It is a debt for the infrastructure, set to be paid over a 30 year period by the person purchasing the property. Some of the new homes being built have a $15,000 to 35,000 and up bond debt, depending on the style of home you purchase. My advice get a pre owned home. It is much less

A Visit to The Villages

It's interesting because we just returned from FL and took a side trip to see The Villages while we were down there. The sales rep NEVER mentioned the CDD or a Bond. Of course, since I had read the "Leisureville" book, I knew all about it but played dumb. All he told us was there was $135 "monthly amenities fee." It sure pays to do your research before buying in one of these 55+ communities. You can't really trust the salespeople. They work for the developer, most definitely. It did seem that the prices were lower than they had been, though.

Of course, this is May, but the community (mid afternoon on Saturday) was DEAD. Hardly saw anyone about. Lots of seventy year old+ people in the restaurant where we ate lunch. I went back to that restaurant to use the restroom at 4:00 pm and it was packed with even older folks having dinner Maybe everyone stays inside when it's hot outside (mid 80's that day). My impression of The Villages was totally different than I had expected. Should have gone in the evening to see all the excitement of the dancing, etc.!!
