Bellbrook thoughts
Hi there - we will be moving to Dayton in a couple of months. We are currently looking at Beavercreek, Centerville/Wash Twn and Tipp City as possible areas to live in.
However, a friend of mine mentioned the Bellbrook area. Can anyone give me some info on this area? Schools, crime, average housing costs, etc.

Bellbrook has a historic "downtown" but it has seen some better days as many of the commercial shops went out of business when Wilmington Pike grew. Still, its pretty to look at and probably one of the safest places in the area. As for specific crime reports, I can't five any.
Schools are excellent and up there with places like Centerville, Oakwood, Beavercreek, Tipp City, etc. The school districts personality reminds me a bit of Tipp's in size, but the kids there tend to come from more wealthy families (greater concentration). Like many of the better schools, there are overcrowding problems. A new middle school was just built and the building's grade attendance I believe has shifted. I'd call the schools for more info.
Housing is generally suburban tract developments or large lots on country roads. There are many high end homes in the township in both neighborhoods and on back roads. On average, the prices seem to be in line with those of Centerville or Beavercreek. There isn't as large of a housing stock and there is more open farm land, especially the further away from I675 you go.

One thing there is outside of Bellbrook proper, in Sugarcreek Township, is rolling country and large lot development, where you can get a few acres off a country road or side lane. More to the east and north of Bellbrook, Washignton Mills vicinity.
I like the area around Sugarcreek Reserve, too....

I lived in Bellbrook many years ago, my sister still lives there..The country round about is so beautiful , especially the Sugarcreek area..I was amazed at the growth the last time I was there, and the cost of housing  All my neices and nephews graduated from Bellbrook High, and there were never any complaints over security or violence in the school.

Thanks for all of the info. However, it looks like the downtown area really is not that great. Is this correct? Basically, we would love a place were we could walk to coffee / dinner. Is Bellbrook the wrong place to be looking into?

The place is walkable and I think its on a comeback. Sorry if I didn't make that feeling clear in the first post. The problem is that a majority of the housing is not within walking distance of the downtown. There are some pretty, older homes near it though. My opinion is that if you get a chance, walk or drive around the 725 and Main St. Tipp City may have more of the feeling your looking for in a downtown though.

I agree with wrightflyer, we live in Beavercreek, but have friends in Tipp and I love to go there and walk around - very quaint. As far as Bellbrook, my daughters hang out with a lot of friends from Bellbrook and no problems with school or safety.

I have to say that we really, really like the idea of living in Tipp. However, we would rather live closer to the base. This is why we are looking at the other areas.
Thanks momatwork - it is good to know that there are no big safety/school problems.
