We are considering converting our one car garage into a finished room; howerver I am concerned about the value of our house. Is a house with a garage worth more than a house with another room and no garage? Thanks for any input.

As someone who values their car being unmolested and prefers NOT scraping iced windows in January, a garage is extremely valuable. I'd give up living space to have a secure dry place to put a car and/or motorcycle. I will not even look at a house that doesn't have a garage.

In my value system, a garage is worth 20% of the value of a house.

Keep the garage - especially if you only have a 1-car garage. It will make the house sell better than merely an extra room.

I know just from house hunting recently, that my husband wouldn't even consider a house unless it had at least a one car garage....

Unless space is reeeaaally tight, I would keep it.
