As much as I hate to be the bearer of bad news, the housing market all over the greater Youngstown area is dropping faster than any of us would have expected - and we're not finished yet.
Yesterday, my wife and I were aghast when we saw a house that we had been considering in Boardman, listed at $17,900 drop its price to $6,900. By the time we finally got hold of the real estate broker we had been working with, it was sold.
The word in the real estate investment community is that the banks are unloading a mountain of property, probably due to the expect influx of the next wave of properties, financed using Option ARM and Alt A loans, that started reseting this month. These homes already had a 30% default rate with an expect 70% foreclosure rate expected during 2009.
We aren't finished yet, not by a log shot - unless the Obama administration does something to stem the hemorrhaging.

That home in McDonald is nice, but there's no way i would pay $139k for it, that's over $100/sq/ft at 1300 sq/ft. Way too small for that price.

I'm going to go look at each one of your listings, but the very first one isn't in Canfield. It's on West Hill Drive. That's in Ellsworth Township, Western Reserve schools. It's just a Canfield address. I grew up about 2 miles from there.
The three in the middle are in Canfield. I wasn't really impressed with them. The last one is in Austintown.

Have you given any thought to Niles??? There are plenty of nice homes in your price range, it's close to everything (the mall, restaurants, banks, etc) and only about a 10 or 15 minute drive to YSU depending on your neighborhood. I'm going to have to take your word on that, being as I don't know my way around like you do.
I did a search on Burgan Real Estate for Zip Code 44406 and I thought each of those listing specifically said Canfield as the location.
If nothing else, this helps to highlight the trouble people like me who are looking to relocate are having dealing with the Real Estate listings on the web.
My apologies.
As to style, that is something I can't really qualify as everyone's taste is subjective.

realtors know that ellesworth and western reserve schools will not move that property like naming it canfield will. likewise, they know that "youngstown" being attached to the name will kill potential property value and the cut that they can get out of people who want to move into town.
this also highlights an issue with canfield; some parts are expensive and the parts that aren't are boonied. generally, though, south range family is right. the values for poland and canfield are generally out of reach. maybe once the op gets tenure, but that is if she decides to stay in the area.
the op is smart to give boardman a try because there is a degree of price fluctuation along with it all being pretty much urbanized. the op also does not seem to have quite as much of a house fetish as the rest of you all. nor does she seem to want to change or defend youngstown. she seems more to want to have an affordable place to live so that she can go teach at ysu (i could be wrong).

This is a common mistake that many outsiders make. If I was to pull up my previous posts on the area, you would see that I always tell people to search by school district, not address.
I live in the South Range school district. Our addresses are Salem, Columbiana, Greenford, North Lima, Youngstown, New Middletown, and Canfield.
Of those 50 Canfield houses you listed earlier, only a handful are actually in Canfield. The rest are in surrounding townships.

I'd definitely like to try Poland or Canfield once I get tenure...maybe 4 years? I really like Poland, but I just know that I can't get the house I want in Poland for how much we can afford to pay right now. We're just starting out, this is my first tenure-track job, we don't have any kids yet, etc. So we don't need a big house, and we're trying to save money for the kids-to-come. My realtor is showing us 3 houses in Poland and 2 in Canfield though, so one never knows!!!
I have a slight house fetish, but not the kind of fetish that makes me want to flip houses. I definitely don't want to buy a $25K house and make it a $150K house! I want to buy an already attractive and updated $150K house! We definitely want something affordable, cute, preferably historic, with an updated kitchen, 3 BR, 2 BA, a nice sized yard, in a nicer residential neigborhood that is close enough to YSU that I don't have to commute more than 20 minutes each way. Boardman seems to have the most options that fit those needs. So in a few years I might be back on here talking about moving to Poland or Canfield...once we can afford getting the house we want in those towns!
