Default need advice on selling two places in a very small town in ohio

i have two places in harrisville ohio and need to find the quickest way to sell.

If you're trying to get every nickle you can out of them then you may be out of luck. However if you are selling them at a modest price there are some real estate and even private individuals that will buy them up for investment properties. Try looking locally for investment buyers.

Look at it as a potential buyer would. What would motivate you to buy a place quickly? Generally, fear (of losing out), or, greed. Which you can provoke (fear of losing out, or greed - IE, either) by dropping the price well below comparable nearby properties. Say by going 15-25% under market with the listing price.

Having a paying renter with good returns in a property can also help.

Otherwise, not much else will help you sell anything quickly. Houses for sale are a commodity and buyers can check out comparable listings and cherry-pick. If you don't want to take a bath on price, you don't really have any other way to unload quickly.

It's tough to answer this question without knowing more of the specifics. Do you have a mortgage on the properties, (and, if so, do you owe more than you can sell them for) do these properties need work, and are either of these mobile homes, as mobile homes can can be a somewhat difficult animal to sell, especially if they are located in a park that must also approve the tenant.

As a couple of suggestions, auctions, either professional or Ebay, will get the job done. A professional auction house will be more expensive than Ebay and will take longer but will usually get the job done for you with the highest return.

While I am not knocking the City-Data classifieds and would suggest that the more places you can advertise, especially without cost, the better - nothing beats Craig's List, if for nothing other than the sheer size of their audience.

If you have a few minutes, DM me and I can provide you with a few other suggestions.
