Any info on Noble?
We are considering a relo to the OKC area, and while searching the MLS, I found some homes in Noble that looked very nice--lots of land, well-built, private.
What are the property taxes like in Noble? Would it be hard to re-sell in say, five years? How bad would the commute be to downtown OKC or the area near Putnam City?
Any other recommendations/info? Thanks!

Hello TexasNina! I'm also from Texas and currently living in Norman going to college. Noble is just south of here on highway 77, and the town seems very sleepy but well-kept. Since growth is headed that way from Norman and Moore, I don't think you will have a problem at all selling in 5 years. As far as commute time, a drive from Noble to DT OKC or PC area would definitely be on the long side distance-wise. I would consider Noble to be an "exurb" of OKC. You would have to take 77 to Norman, then OK9 to 1-35 straight into the city. Traffic would be variable depending on where your coming from. I grew up in the North Dallas 'burbs, so nothing around here traffic-wise bothers me, but thats not to say traffic would get sticky, especially if there were a wreck or the weather was acting up. I think it would have to be based on your personal preference. If it were in fact too long, I would suggest living in Moore. Its a very nice and fast growing area with very good schools. If you don't want subdivisions banging down on you, I would also look into the Tri-City area of Blanchard, Newcastle, and Tuttle. Lots of new homes and "ranchettes" on spread-out acreages.
BTW What part of TX are you coming from? I've found Okies to be some of the friendliest and most helpful people. The pace of life here is definitely slower paced then that of TX, but you still have lots of urban amenities, especially in and around OKC.

Hi There,
Thanks for the great info! We have lived in the northern suburbs of Dallas for a long time--Allen, Plano, Frisco...and watched the growth (and traffic) go nuts. My hubby is contemplating a move for a job in OKC and we've been on a few scouting trips. We have both experienced the thrills of a long daily commute (sarcasm) here in Dallas, and would like to avoid it if possible the next time. Of course, I don't think the traffic there is quite as bad as it has gotten here, but it is still a major consideration, and the price of gas certainly has us carefully considering how far to drive.
We would like to have some acreage, or at least a yard where we aren't looking into our neighbor's kitchen window--you know how it is here. We're lucky enough to have a huge cul-de-sac lot right now, so it's pretty private, but we can still hear the traffic noise from the major road nearby.
Anyway, I had found a kick-a$$ house in Noble with acreage, but wasn't sure about the area. We'd met with a realtor in Edmond, but it seems too snooty (like it's getting here) for us. I'm ready for a more laid-back setting, if you know what I mean. (No offense to Edmond-ites....it's just too much like what we're leaving!)

Consider Piedmont as well. There are many acreages and it's a good 10-15 miles west of Edmond so it's not near as snooty. It'd be a lot nicer of a commute if you're commuting to the PC area. 20-30 minutes. It'd be 30-40 minutes to downtown. Noble is probably a good half hour to downtown (I'm on the northwest side so I'm no expert). Probably 40 minutes to the PC area.

From Noble here, out by the Lake. WOnderful place to live! My husband used to commute to the other side of the city and didnt find it unpleasant at all. It is about a 30 min drive. I believe well worth it. If you look up carolyn little , she is a Noble realtor. Very nice folks around here. I relocated here from Oregon 10 yrs ago and am so glad I did! If you found a place that is as kick ass as you make it sound then it might just be the right place for you!

Currently live in Noble
Hey! I currently live in Noble and it is a nice little town, emphasis on "little." Everything in Noble closes around 5pm, but the area is nice and calm. If you are a city person, don't even think about it. But, there is good news.
--Noble is maybe 5 minutes south of Norman, which is awesome. Most Noble-ites do most of their socializing and shopping in Norman.
--Noble is very quiet.
--Land is super cheap in Noble, but re-selling your home may be tough. Most people don't want to live in Noble because there are few jobs and they don't want the commute. Most people don't even notice Noble; you can drive right through without realizing it. Of course, 5+ years may not be bad, once the market recovers. Oklahoma has fared pretty well, but even OK is struggling to sell houses.
--There are some really nice people in Noble.
As for the commute, I used to commute to North OKC and it took me about 45-50 minutes during rush hour. Of course, I drive fast. Right now, they are doing some heavy construction on the part of I-35 that runs through Norman (you would be taking that). I haven't commuted since they started that. Also, whoever said that you would take 77 and then 35 may have it a little wrong. You take 77 to Hwy 9 to 35. If you simply just took 77, you would driving right through downtown Norman, which is no good.
On Edmond, smart choice. Edmond is very snooty. You must be very perceptive. I hate Edmond. If you live in Noble or Norman, you will likely never have to go to Edmond ever because there is plenty in between.
I don't own my home, so I couldn't say about property taxes. I will reiterate that land is crazy cheap in Noble and it is merely minutes from Norman.
There is a lot of development coming to south Norman, so Noble may be getting more sophisticated down the road, but it probably won't be for another 5-10 years.
Anyway, Noble is great if you like a quiet, cheap place that is immediately south of a sprawling colleg town. The devil constructed I-35 and ensures that it gives motorists headaches everyday, but I think it is a small price to pay.
