Edmond
OK - We are lookng at houses out in the country outside of Edmond. Someone who has lived around the OKC area told us Edmond was where all the rich lived and another person said Edmond people were all snobs ! Is that true ? We just wanted to get into the good school systems in the area.
Our past experience has been that people that live out in the country are usually friendlier than in the city ! We would appreciate your opinion.

Hi! My husband and I don't live in OK anymore  , but did for many years. We said over and over that we would always live in OKC proper... no suburban or country living for us. BUT, right before we left, we bought a beautiful home in The Oaks (OKC address, Edmond schools) and LOVED our neighborhood. No one was snobby.... in fact, people were nicer than they were in our OKC proper neighborhoods. We gave up some character in housing and had to drive to all the great restaurants, but loved, loved our neighborhood. In my experience, people who are always talking about "the rich people" or "the snobs" don't give "those people" a chance. It seems to be the new, more acceptable, form of discrimination..... it's okay to hate people who are better off than us. Give it a try!!! I think you'll like it.

Glad to hear you say that - we have lived out in the country between Broken Arrow and Coweta many years ago - and we never once ran into someone like that.

If you look out towards NW Edmond/ NW OKC you will be in Deer Creek schools.. the school district is growing rapidly and maybe a bit better than Edmond schools at the moment. HOWEVER, that part of town is flood proned. I live about as far North and West as you can and still be considered Edmond and getting to and from work can be tricky during rainy season due to flooded roads. Alot of neighborhoods are going up in this area but there is still some "country", Though it is getting harder and harder to find unfortunately. East Edmond out towards Arcadia may not be expanding quite as fast though I am not sure of the school district boundries out that direction.

We lived in NE Edmond and we were not snobby! Neither were the people in our neighborhood.
It is however, getting harder and harder to see the country out there. All of a sudden, a farm will turn into a housing development. Edmond schools go quite a bit east, almost all the way to Arcadia I think. Out around Arcadia is still country, but I don't know how long it will stay that way.

NW Edmond being flood prone concerns me - do we need/ or are we required to get flood insurance ?

You won't be required to get flood insurance, but you might want to look into it. At least I don't "think" you'll be required to get it. Best of luck to ya!

It's not your house that will be flooded. I haven't seen any new houses in that area being built in flood prone areas. It is the roads that are flooded where they intersect with creeks. When heavy rains come, you have to be careful not to drive into high water, and some main streets are closed during very heavy rains. It doesn't happen every day, maybe a few times a year.
Really, this is true everywhere in Oklahoma.

I will see if I can find some of my pictures. The fields out here fill up with water.. just just along the creek/road.... those fields become housing additions.
Though I have not heard of any of the new houses out here flooding, when they build up the area to build houses the water has to go somewhere and will just cause problems elsewhere (other low lying areas that have not been built up that never had problems before.)
When we get a good rain my driveway will flood and be about knee deep, but luckily my house is on the top of a hill.
I will post the pics this weekend..
