Boley, OK or Hanna, OK????????????
Hi, We are thinking of buying some property up there in OK. Which would be the better place to buy? Around Boley or Hanna???? Thanks, Deb

Depends on what you are doing and what you want to do. Hanna is between McAlester and Henryetta. and is about an hour and a half out of Tulsa. Boley is about an hour out of OKC and an hour and a half out of Tulsa. If you are wanting to run cattle, both should be pretty good. For farming it would depend on the place, not the region.

The property would bef or investment right now. Unless we decide to move up there. Which area do you all think would grow the most over the next 10-20 years? Thanks!

Hanna, if I had to guess, but in 20 years I doubt either one will grow that much. The reason I say Hanna is that it is just off the highway from Tulsa to north Texas and Dallas. A lot of freight goes by there.

I guess "never say never" but I don't see Hanna or Boley ever growing. Have you ever heard of "Hanna Gold"? It is Marijuana. Neither are good "investment sites", I wouldn't think.

Boley is a small town with a population of about 200. Ok, maybe 300. They don't even have their own school system anymore. They are bussed to Paden.
Also, Boley is one of the few towns in Oklahoma that is completely composed of African American. It used to be the site of Boley Boys Home, which is now a minimum security prison run by Oklahoma DOC. There are no stores or gas stations in Boley. There is a bar-b-que place on the hwy.
Around here, most folks live in the country. Boley is known for having an all black rodeo in the summer. Its typical farm/ranch land. Mainly pasture in a battle against red cedar. Prague is just up the road which is a pretty nice town.

We are from the area you are talking about. The Prague-Meeker-Shawnee areas are much more lucrative for investment property. You are closer to the OKC area. The price of land is on the rise, you should come visit and quickly make your decision. We just sold 160 acres in less than a year for a 40% increase in the Prague area. (beautiful rolling hills, pasture/woods mix) But those deals are quickly fading.
