Quite a few places actually...
I can get a lot for that only 45 miles from here, but there's not much of a future in this area. OH has a lot of places in that range, but I wouldn't live there.
OK has quite a few also... It's a matter of finding the right one.
We're willing to make sacrifices in order to have NO mortgage.
If we had sold out here even a year ago, we would have come out with about $90K,
but the market went poof!

You could get a house for 30K in Allen, where I went to high school. It wouldn't be fancy, but it wouldn't be trashy either. At least it was that way the last time I checked. My brother almost bought a house in Allen about 10 years ago for 28K. It was on a small lot and was a wood frame house but it wasn't a dump or anything. And it was right on mainstreet.

In some of the smaller towns you can buy cute little houses that look like they are in good condition very cheap.
This house is listed for $25,500. 2 bed 1 bath.

After what you wrote I went to realtor.com and typed in tahlequah. They had two houses under $30,000. Just not sure what neighborhoods they are in. And that rustic cabin I wanted was $35,000 on 5 acres. that is a cute house peggy. we wanted to pay cash for our house too and wanted money left over, and so we found one for $62,000.

If I were going to retire and didn't have to live in the country, I would live in a house like that. I would walk to the store and have a little garden.

10 years was a LONG time ago... But the way the market looks lately, it may be comparable.
Don't need fancy, just livable for 5 - 7 years or so.
I plan to retire in the sticks! 
(But... I want my kids to have a future in the meantime... Reasonably close to home.)

Those places were only 2 BRs... I require 3 and would like a spare room for my fortress of solitude.... Ummm.. I mean office! Yeah... That's the ticket.

So...
What do y'all think about Muskogee?????
Do I want to raise my kids there?
(NOTE: the schools don't matter because my kids are home schooled.)
I'm more interested in opportunities nearby and the crime rate....
I read on CD that there were 27 r*pes in Muskogee last year...
That doesn't give me the warm and fuzzies...
But they sure have some reasonable prices there.
