Yup. Oklahoma [and Alaska] weren't settled by wimps. Besides, it will be cheaper for me to stay in a motel there than it would for me to stay here. And it seems like no one really wants to sell long distance. Gotta be there in person to say "This one" - it's not good enough to look at pictures or get someone else to look at it, instead.

Things are pretty tight in Holdenville as far as motels and rentals. We are almost in the middle of an oil boom here. We have people living in travel trailers in RV parks. There are a couple of older motels. I will check around a bit and see what I can come up with.

Since they places you are looking at are empty, maybe closing can be pretty fast. I agree with you, I have to walk around a place myself before I would commit to buying anything. Pictures don't give you the feeling of the place.

I also agree about having to see a place first.

I think one thing going for you, is Oklahoma is FULL of off-the-wall homes with some space, yet close enough to grocery stores, etc.

I believe there are a few houses for rent in holdenville. I think you may wind up staying in one while you decide where to plant roots. Don't rush into anything. After all, this is a big decision.

I won't be able to do anything this week, but later next week, I will definitely check around for you.

I think you will be a good fit for some of the older homes which often come with lots of space.

Well, that's what I thought. I offered to rent any of them, just to have a place to stay, but nope. And closing is 60 days, no matter what, according to the first guy I talked to. Even if I walked in with cash in hand, literally, it would take 60 days to close, and I couldn't move in before that.

I do have a travel trailer I was going to sell before I left, but it wouldn't be all that difficult [sez me who's not doing the driving] to haul it along. Then I could live in it, and sell it there once I don't need it any more. That wouldn't be my first choice, though - pulling a 16' trailer behind a 26' truck would be devastating on gas mileage.

What's up with this "60 days to close" stuff?

If it's a cash deal you should be able to take
possession the minute consideration is exchanged
and the deed is transferred....

At least that's how it is in NH and MA.

Can anyone explain this?

It is usually 60 days from offer and acceptance to closing, when the exchange of consideration takes place, even with cash.

The problem is the abstract getting brought up to date, and various title problems that pop up.

It seems that no one ever looks for the abstract until a deal is made. Sometimes the closing can be much faster, like 1 or 2 weeks, but it is usually longer.

Don't sell your travel trailer yet, Karibear. It might come in very handy here.

The abstracting process is a pain and Oklahoma is one of the few states who still do it. It will take anywhere from a few days to months to get clear title to a place. If the place is vacant, often the seller will allow you to rent for the period before you close. Unfortunately a lot of places are owner occupied and they are waiting for a sale to be able to move.

If the title has no problems, then you are looking at about two weeks. If there is a problem it could take months.

Things can close quickly in OK. We signed the contract for our house on January 8th, with the owners still in the house, but we closed on January 31st. So the "60 days to closing" is not necessarily written in stone.
