Last summer really wasn't that bad. Maybe we will get a break again this year.

I just paid my final bill for gas and electricity in NJ. I averaged $450 a month for the full year, and we never saw 110 degrees in the summer, or below 0 in the winter. Just an expensive place to live.

$450/mo? Damn, no wonder why you wanted to move.

Well you'll find less of a bill in electricity but you'll pay a higher car insurance. We have lived in many States with my husband's job and this is the highest car insurance and house insurance we have paid. Low on property taxes though.
I have ticks and chiggers everywhere too. Sometimes I think I should change the name of my ranch from Bountiful to Bountifu's Tick and Chigger Farm.
I personally miss winters and hate summers but you'll never get a nice piece of land at the prices in this area in your Northern or Western States. This State is less expensive than where I've lived in the pass which is Ill, Wis, Kentucky, Utah and California.

Apples to oranges
We pay 85.00 a month for our all electric house-it's a 60 year old stick built but we replaced every window, added some insulation, and bought all new, more energy efficient appliances including the hot water tank.My neighbor pays twice as much but all of his appliances are antiques,he has a working 50 year old freezer in his basement They HAD to replace their refrigerator and their bill droppped 10.00 a month.I knew OK had high house insurance (tornado and hail) but why high car insurence?Full coverage here is very high simply because of replacing windows-we have so little bad weather-they gravel the roads when icy.We talk about rock chips here the way you all talk about ticks . I expect higher utilities and taxes there but my little 200,000 dollar house here is woth about 50000 there. We want land and no mortgage!!

My car insurance in NJ was $2820 a year. For the same coverage in OK it's $1896. My property taxes in NJ for a 1200 square foot house was $3800. Here in Mustang for a 1500 square foot house is $1100. Food is a little bit less in OK, and gas is about the same. Just yesterday we had our sewer drain cleaned out (snaked). It cost us $100. In NJ we used to have it done once a year because of sewer backup every spring. The last time we had it done it was $320.00. The only thing that's been higher is my house insurance.

I've lived in a number of different places, and the insurance rates - both car and home owner's - vary radically, depending on past claims, exclusions, deductibles, etc. One thing I discovered talking to an agent in OK is that home insurance rates are much higher if you are more than 5 miles from the nearest fire dept. My own rates in Alaska were all over the place, the one thing they all had in common was that they all excluded dogs. The only way a dog would be included was if there were no more than two, and they were neutered house pets. Car insurance was another one, as long as there was a balance owing, there had to be full coverage with a minimal deductible. Once it was paid off, the rates went down drastically, as did the coverage. High deductible, medical liability, uninsured other vehicle - cut the premiums by about 2/3. And as for home owner's insurance, they cover the bare minimum and pay only the depreciated value of contents, not replacement value, no matter what they say. BTDT. If you have anything you want full replacement for, you have to have a separate rider, and pay up the wazoo for it. One thing I always had to argue about in AK was flood/earthquake coverage. They always wanted to add that - at a much inflated rate - and every time I would have to convince them that in my case, it wasn't necessary. Any tsunami that reached MY places would have wiped out the rest of the town as well. And every place I lived in was built on bedrock, so unless the island itself slipped, my houses would have been fine. Again, if that happened, the rest of the town would have been wiped out, too.
And unless there's a real disaster, I highly recommend just paying for it out of pocket. Once you make a claim, all bets are off. After our house burned [and I ended up going to court twice to collect half of what I should have gotten], the inisurance on the next place we had was exhorbitant. It was a small mobile home that they wanted over 800.00/year to insure, but after we sold that, the new owner got the place insured by the same company for around 185.00/year.
