I have ticks and chiggers everywhere too. Sometimes I think I should change the name of my ranch from Bountiful to Bountifu's Tick and Chigger Farm.

I personally miss winters and hate summers but you'll never get a nice piece of land at the prices in this area in your Northern or Western States. This State is less expensive than where I've lived in the pass which is Ill, Wis, Kentucky, Utah and California.

Oklahoma auto insurance is cheaper than it is in Texas, and from that list on the website peggy provided, car insurance in Oklahoma is some of the cheapest in the country. Where did you get the high car insurance rates idea from?

Food is a little bit less in OK, and gas is about the same. Just yesterday we had our sewer drain cleaned out (snaked). It cost us $100. In NJ we used to have it done once a year because of sewer backup every spring. The last time we had it done it was $320.00. The only thing that's been higher is my house insurance.
CA rates:
Car insurance = $1800/yr - 2 vehicles.
Property taxes = $4500/yr - 2100 sq ft
Gas = $3.60/ga and rising each day - I don't commute so it's not that bad.
Snake drain = $0 - never have needed it in 3 years.
Food = ridiculous - $4/ga for milk - $150/week for the bare necessities.
Mortgage = $2700/mo - can't wait to get rid of that.
