It's been a while since I've been in Real Estate in Oklahoma. I heard that Oklahoma was not as affected by the slow economy. Is real estate still doing OK? I use to be an agent selling Poteau Oklahoma real estate and am considering doing it again when I get back.

I just sold my house in Owasso. My agent said the market in/around Owasso is very strong. We had a lot of views on our house and had 3 offers when it was all said and done. My agent told me a couple months ago that homes under $150K were selling in 7 days, at least with their agency (Keller Williams). The buyer of our house got a VA loan and we had a delay in the closing due to the VA was so swamped with processing loans. I talked to the VA lender and they said they have never been this busy. I'd say real estate in Oklahoma, or at least in the Owasso area is very strong right now.

You aren't imagining things - Rural land and acreage is going up everywhere - especially in Oklahoma and Arkansas and anywhere near the Ozarks. Investors are buying it up. Rural land and acreage has continued to increase in value during the recession. Supposedly there is a huge population explosion coming in the US and Oklahoma is one of the top states to experience the growth? Why? Because land is affordable there (as well as beautiful and relatively mild climate I might add, minus the bad storms.) So if you want acreage - don't wait - get it now as there supposedly won't be hardly any left in the US by 2030. That is -- if the end of the world doesn't come before then. :-)

I thought the price of rural land acreages is pretty much always going up. Would you mind sharing where you are getting this information about the huge population explosion ~especially~ in Oklahoma?

I read about the demographics of mexico back in 1980 when the majority of their population would reach child bearing age by 2000. That is pretty much straight forward. But Oklahoma does not have as large a hispanic population as other states. So when you say "huge population explosion" coming to Oklahoma, are you stating that will be due to real estate prices?

Are you saying there will be hardly any acreages for sale in the US by the year 2030? Please post a link to where you are getting this information.

I would really hope that's true. If it is it could be a sign that some of that pent-up demand from the housing crisis is beginning to be released.
