Relocating to McAlester Oklahoma Area (apartment, rentals, motel)

Just cuious as to what's bringing in all the transplants to McAlester that's causing such a demand on rentals and a spike in rental costs? I have the possiblity of a job there, and when I went online to look, real estate looked pretty cheap to me. I'm on a tight budget, so maybe this is not such a good area for me to be looking at. As a single working mother, the low cost of housing is, among other things, one of the criteria drawing me to the state.
I don't live in McAlester, but I live about 40 miles from there and it is one of the "big towns" to go to for shopping, etc. I read their newspaper and keep up with the happenings there. I like McAlester quite a bit.
There is a housing shortage in this area because of all the drilling for natural gas that is going on right now. There are many people working in the area who need a place to live and are willing to pay the price. On the other hand, no one is going to build an apartment complex for rental housing because all this extra population is considered temporary by most of us. Many people are living in RV's. Many of these workers will not buy a place to live because as soon as the well is done they will be moving to a new location.
I see a lot of houses for sale in McAlester and the prices don't seem inflated to me. I would look at the areas in town first. If you are moving out of the city limits you need to be more careful because you could have something undesirable close to your land or have difficulty getting in and out because of the roads. Out of town I would personally look north of town, more or less along highway 69, closer to Lake Eufaula.
There was an Electric Avenue, renamed to Gene Stipe Blvd, now it is Electric Avenue again. There was a billboard put up by "friends of Gene Stipe" that someone climbed up and spray painted CONVICT on the picture of Stipe. I believe it has been taken down now. Since you are a newcomer, you won't have to worry what side you are on!

I am a federal employee of the Army and am relocating to the Armory there. All I remember of Oklahoma is from my childhood. My grandmother is from Miami and we used to go there every summer. I currently live in Wisconsin and love it here as do my wife and kids, but the job there is a big step up, and a really good opportunity. My wife is staying here till September to decided if she wants to move there with me or not. So basically I am trying to find out more about the town, the weather, the crime rate all those good things, and also about rentals. What will I be looking at in terms of rent? Is there enough housing that I can get a place quickly. We currently pay $850 a month for a 2 bed, 1 bath 2 story with a yard the size of a frisbee. What internet band width do you have there. Any and all info is greatly appriciated.
Are you moving to be part of DAC K4 or just part of the plant. We were transferred here with DAC 10 years ago and we bought a ranch. I love the ranch but I do not like McAlester. Mostly because of the politics. That town has allowed themselves to be rulled by a bunch of criminals and they seem to stand up and praise these Felons.

K4, this is Kat, my husband relocated there two weeks ago and loves it, I am however in Houston trying to sell the house!! I can't wait to get up there. I lived in Oklahoma for 13 years, 14 years ago before we moved to Houston. My husbands job was a step up also and he loves it. We found it difficult to find a place to rent because of all the temporaries working in the oil/gas field, but lucked into a place by calling real estate companies and coming across a place they were just finishing up on. It's a 1/1 and it's $535, it's pretty spacious just for my husband and he said they are fixing up the 2/1 bedroom next door[duplex] and will have it ready sometime soon, I don't know what the rent is going to be on it, if you want to get back to me I can give you the information. The rents are probably average, although here in the burbs where I live we could have gotten a 2/2 for the price we are paying for the 1/1 there, the demand is just higher there, so they are taking 'advantage' of that situation. Also, if you don't 'jump on it' when you find a place to rent, they have 5 people waiting in line for it. If you have read all the blogs on here, you can see what people have posted about the difficulty getting into places. You will love the friendly people and the convenience of getting everything you need within 5 minutes if you live in town. My husband is able to go home for lunch for the first time in 14 years and he only has 30 minutes, but then he's only 5 minutes from work also. It's a big shock for him, he's been commuting for an hour each way to drive 26 miles since we've been here because the traffic is so bad here. The people we rent from have quite a few people renting from them that are working at the armory, they say they are the nicest people! Peggy, thanks so much for getting back to me, I think you are right, my husband has been using his weekends to drive around and check out the area and he seems to like the north or northeast of town, what do you think about the krebs area? He said the lake is beautiful, he took pictures to send to me. My husband and I were also thinking about the 'temporary' situation with all the oil people too, maybe we should rent for a couple of years until we know what the housing market is going to do when everyone pulls out of town, what do you think? I'm sorry I missed the Convict painted on the sign, I'll bet that was pretty funny. Just the little people putting their two cents in, hoorah for them. I think people get too much power and they misuse it because they have enough money to. Politics are really about money anymore and the more you have the more powerful you are. I think as a people WE should take back our country and stop letting the "rich" people running it, think they are doing us favors. Just look at the gas prices for example. Nothing against our current president, but hello, he has many interests in the oil companies and the vice president, hello, he got the bids on all the stuff over there when he was running haliburton. Am I the only one who sees this stuff?! Politicians are mostly all corrupt in one way or the other, they can't afford not to be, someone would take them out if they didn't 'go along' with some things! Well the sign is still up and convict has been painted over or else they did a different sign. I am tellling you as long as you play stupid about politics you'll survive. I once supported a person for a job that should not be a party but all city jobs are of a party. Your DA is either dem or rep. Your road guy is of a party and you cannot vote in this town unless you register with that party because no one runs in the other party, even if they actually are. I learned the hard way. Actually, I received a call and the caller made it quite clear that it was good thing I lived in the country and nobody new where I lived. I took that as stay away from politics all together if you are smart. REMEMBER THAT and McAlester is the cheapest place I've ever lived and we have moved from many different States with my husand's job.

Around here most of the people working with drilling seem to want to rent rather than buy. Several new RV parks have been built and they all are full. I have heard that the housing problem is worse as you go east toward McAlester and Wilburton. When the wells are completed I don't know if the value of houses will take a tumble, since I haven't seen too much increase in houses. The price of land has gone up considerably in the past couple of years, but that seems to be from people buying retirement/vacation type property.
I would rent a place if you could find something you are satisfied with, and wait until a place you really like comes up. The lake areas are beautiful, and then you can be away from the small town politics if that bothers you.
I guess everywhere has corrupt politicians. You are so right about Halliburton in Iraq for example. It seems like people are just in politics to line their pockets and those of their friends.
Land has really gone up since I bought 10 years ago but housing hasn't gone up much at all. I can't wait until the oil guys are gone, all our roads are mess up and the oil rig drivers have killed several people with their speed. I live on a very windy road and have had them not able to make the curve and end up in my creek. One hugh water truck took 3 wreckers to pull it out.
