My advice is to rent wherever looks good, then spend a lot of time walking around looking at places. Real estate agents do NOT like to return calls to anyone out of state, and no decent ones will sell a place you haven't actually seen in person [been there, almost did that]. You also can't get early occupancy - unless it's a FSBO, and even those are unlikely - so be prepared to WAIT awhile even after you find the perfect place. In fact, even if you have the $$ to pay cash, you still should have a buyer's agent working for you, because OK does things a bit differently than most of the country. If you don't have cash, forget about mobil homes, no matter how good they look. No mortgage company will touch one, with one exception that I know of, and they do so only after personally inspecting it, and it must be a doublewide, at the least.
As for the streets, since I don't drive, they don't bother me at all.  But I do like the cobblestone ones in Seminole.

As for strict purchase. I am in California and I went through RE classes. Just never went down that road. I know a few agents and brokers. It's a book here to sign  just to buy

I took a few classes, too, but the most useful bits I learned the hard way - by getting stung, and making sure I didn't make that mistake again - each time was a new one.  One other thing to keep in mind regarding OK [and maybe most other states now, too] is that if you have a house with a wood stove, it has to have been professionally installed. If not, you won't be able to get insurance on the house.

I don't think crime is an issue in Yukon. It's a small town. The schools are supposed to be very good. My daughter is in the Mustang school district so I can't comment from personal experience. Depending on the type of work you do, you may or may not find jobs in Yukon. I think most of the people work in OKC and commute. A commute to OKC could be anywhere from 15 to 40 minutes, depending on where in OKC you had a job. I'm sure the pay is more in OKC also.

When we sold our house in NJ recently, our township required us to get a certification from a professional for our wood burning stove before they would issue a CO.

Example where we live. I throw some numbers out there on what we are used to. Pay up here would be $17hr in our field. Drive 45minutes "down the hill" and get $25hr!  Some people do and other don't think it is worth it. On my side (same field as wife) Pay up here is $24hr and down the hill is $28-$32hr.
We would need to work at a hospital or an acute center or even a retirement home where they allow LPN (LVN) or CRT (RRT).
These are examples. Some pays could be higher as much as 35% depending on experience.

I'm not too familiar with the medical field, but there is a large hospital in Yukon, right near I-40 (Integris). There are also some smaller "Health Clinic" type facilities.
The want ads in The Oklahoman for medical personnel are usually quite numerous -- for the whole area. I really don't think you would have issues with finding acceptable work in the medical field.

Small town... How about Ochelata, pop less than 500. It's about 10 miles south of Bartlesville and around 40 miles north of Tulsa.
