Call me a newbie, but this is the very first thread I have ever created so bear with me. Just a quick question. I am thinking about moving to Omaha, Nebraska, but on a very strict budget with home buying. I found a house I really like on Fontenelle Boulevard & also 40th & Fort, but am unsure about the area. If this isn't that great of area, what places close by are for the first time budget strict home buyers? I know beggars can't be choosers, but there surely has to be SOMETHING! I just got a new job there. & thanks, for the help anyone!

I personally wouldnt live there. North omaha is kinda scary territory now-a-days. Either go further north (toward ponca hills), or more toward central omaha.

If you're not stuck on Omaha, i'd consider a suburb like Bellevue, or Papillion/LaVista. They have some very affordable housing out there and it would be FAR safer than 40th and Fort.

Not a great area...there are some pockets in North Omaha that are great to live in, but I wouldn't live in that particular area.

There is nothing inherently dangerous about North O. You aren't tied in to any gangs, and as long as you don't have a habit of running around punching people, you'll be fine. However, you would hear sirens an awful lot, and the neighborhood does see violence. So it depends on your preference. How much do you like the house. Maybe go around and try to meet some neighbors to see if you'd be surrounded by North O's reasonable or unreasonable folk. I wouldn't encourage you to give up on the home though just because of the comments here. Most folks here haven't set foot in the neighborhood themselves.

Incidents do happen in the vicinity but like others have said it is pretty much always isolated among those with gang connections. There have been a couple recent reports of supposed "innocent bystanders" being shot or shot at not too far away but I tend to take those reports 'with a grain of salt'... very rarely is something truly unprovoked in my opinion.

There are some great home values in that area.

DONT GO! Honestly you could probably find a house in Baghdad that is not only cheaper than the one in North O - but probably safer too... just being honest.

You didn't say much about yourself ... But I will say papillion / lavista is good stuff. Very safe "cheap" neighborhood. But be forewarned - Papillion and Lavista keep their streets looking nice by employing a large # of police officers ... so if you dont want to feel like you live in a prison ... papillion / lavista isnt your preferred hood ( and this is coming from someone who lives in papillion )

Also this site has a very good "demographics section" - I dont know how diverse you do or do not prefer your living area: So check it out.

For instance if you are personally an african american : and you want to live around a community that has a large # of african americans - then papillion probably isnt for you also.
Just saying - use the site - there is more than enough information on this site to help you pick a educated and informed decision about your living quarters.

Also remember ... if you are reading about area's in Omaha that have large steriotypes: ... believe them - because they are most likely spot on.

That's odd ... when I bought my first home I was straight up with my Realtor ... Told her I didnt want to live in a diverse area, I didnt want a ghetto - basically told her if you wouldnt put your baby on that block ... and leave her there for 2 hours with no fear ... then done take me to that block.

My realtor said - "sounds good ... we will stay away from diverse area's / ghetto's and any other area that I would deem to be a pit" - I said "thank you ma'm can I have another?"

So for you not to be "allowed" to give your clients ( who are paying you ) good sound advice ... sounds quite ... well ... uncompetitive...
